Re: PZ-2022-00238 ADLS: Tru Hotel Carmel
Members of the Plan Commission,
The proposed Tru Hotel is across Illinois street from Spring Lake Estates, a neighborhood
of 44 single family homes. The Spring Lakes Estates Homeowners Association will not be able
to speak or ask questions at the February 7th Commercial Committee Meeting. We are hoping
that the answers to the 2 questions below will come out in your discussion with the Tru Hotel
developer and DOCS staff at the February 7th Commercial Committee Meeting.
The C200 SITE PLAN shown on the right is found in the
PZ-2022-00238 ADLS: Tru Hotel Carmel packet. This is
showing the property line at the west edge of the Tru
Hotel property. Going east, right, from the property line
in the same location you see:
Scenario 1. Parking Spaces
Scenario 2. Dashed lines indicated a 15’ Buffer Yard
and 20’ parking lot setback.
The same location can’t be both a 15’ Buffer Yard and
20’ parking lot setback AND be filled with parking
spaces.
Question 1. Has Scenario 1, Scenario 2 or
BOTH received final approval at his location
through an earlier process?
Question 2. Is the petitioner seeking
approval for Scenario 1, Scenario 2 or Both
through the current process PZ-2022-00238
ADLS: Tru Hotel Carmel?
During the approval process for the Hyatt Place, it became clear that the wall on the west side
of Illinois street was not high enough to prevent headlights from cars leaving the Hyatt Place
from illuminating some of the homes in the neighborhood. Because the parking areas of the
Tru Hotel are higher than at the Hyatt Place, and cars will be entering and leaving parking
spaces facing west at night, we think light intrusion over the top of the wall from car
headlights will likely occur.
Question 2: As part of the ADLS lighting approval process, will the petitioner
please show that light intrusion from car headlights at night in the Tru Hotel
parking area will not be a problem for the residential areas to the west.
