All other items are addressed as follows: 1. The island will be shown as a block on the secondary plat and maintained by the developer and/or association. 2. The cul-de-sac at the end of Brookview Drive is to be the larger diameter. 3. Enclosed, please find copies of TAC comments received to date. 4. A LOMR will be submitted after placement of fill. Prior to approval of this, if elevation certificates are required for permits, then they will be pursued. 5. A copy of the DNR permit was submitted with The Village at Millbrook Section 1. Project Manager /jmg c:\wp51\cleire\letters\m illbro4/jmg /� , 3020 North Post Road,Indianapolis,Indiana 46226-6518 V v TEL:(317)898-8282 P.O.Box 26068,Indianapolis,Indiana 46226-0068 i'(:9 FAX:(317)899-8010 recycled paper vA Puri r, �� .1 Ai, ,, ., , City ©f Carmel Paul Claire March 31, 1993 Schneider Engineering 3020 North Post Road Indpls., IN 46226-6518 Re: Millbrook Woods - Secondary Plat Dear Paul, Upon review of your submitted materials, I have found the following items will need to be addressed: Plat - Source of Title needs to be completed on the plat - Will the island area at the end of the main cul-de-sac be described out of the right-of-way or dedicated to the City - it will need to be maintain ed either way by the developer - Street name have changed since the approval of the primary plat all names will need to be approved by the Carmel\Clay Communications Department. - Cul-de-sacs will need to meet the Carmel\Clay School Districts requirements for size. - Monuments and markers need to be added to the plat - Signage easements are not shown on the plat - please revise - Restrictions and covenants need to be submitted for review - Subdivider agreement form needs to be signed and submitted - TAC correspondence needs to be forwarded upon receipt - Statement from the City Engineers\County Highway on the condition of 106th Street and impact of proposed development - Letter from the Clay Regional Sewer District stating that said authority has capacity for and has granted sewer hook-ups - Letter from the water company stating that said authority has capacity for and has granted water hook-ups Construction Plans - Streets and Right-of-ways - Approval of street names - sidewalks along 106th street need to be added to the plans - green belt buffer/landscape easements needs to be included on the plans - Location, size and capacity of: - Water mains, hydrants will need to be approved by Fire Chief Couts - Drainage systems will need to be checked and approved by Randy Powell, Kent Ward and John South ONE CIVIC SQUARE CARMEL,INDIANA 46032 317/571-2400 Page 2 Millbrook Woods - Indicate and dimension the 100 yr. floodplain line of Carmel Creek - Lots 6, 7, 12, 13, 14, 15, 16, & 17 will require elevation certificates prior to occupancy of the residences and no basements will be allowed on these lots due to location within the floodplain area. - Dept. of Natural Resources will need to be contacted and applicable permit processes and Special Use approval from the Carmel\Clay Board of Zoning Appeals will need to be completed prior to subdivision development. - Landscape plan - final complete plan for this section will need to be submitted and reviewed by Mike Hollibaugh of our office - Signage plan - final plan - Parking Plan - final plan per code needs to be submitted for compliance - Proposed cut and fill map for any areas where more than 2' will be cut or filled needs to be submitted - Misc. or anything pertinent to proposed project Filing fee of $100.00 will need to be paid prior to April 9, 1993. The above comments will need to be addressed and updated plans submitted to our office by April 9, 1993, to assure our office time to review your proposed subdivision.
