Stormwater detention and stormwater quality are provided through offsite measures as approved through Aria Development of the multi-family immediately to the west. The project site is listed in the analysis as Future Development Commercial Area. The downstream storm pipe system was designed to accept runoff from this project site in developed conditions as part of the master plan and has an existing inlet onsite near the south west corner of the site labeled on these plans as Structure 601. Stormwater detention is provided for the fully developed conditions in the existing pond to the west of the multi-family development. The master plan analysis assumed the contributing drainage basin would have a CN=92.5 in the developed condition. Basin Name Area, Ac.Runoff Curve Number, 'CN'Time of Concentration, min. (MASTERPLAN)1.47 92.5 7 Proposed Site 1.47 89 7 Runoff from the proposed development will be collected and conveyed through a series of new, onsite inlets and storm pipes to the storm pipe system along the west side of the site. From the existing onsite inlet, runoff is conveyed to the west/southwest to the Redd Road drainage system and then west to the existing detention pond west of the multi-family development. Stormwater quality is also provided by the masterplan prior to runoff entering the detention pond. There are no onsite stormwater detention or water quality measures proposed. Pipe sizing calculations have been provided in the Drainage Report for the new onsite storm pipe conveyances.
