NOTICE is hereby given that the Carmel Plan Commission, meeting on the 15th day of
September, 1992 at 7:00 p.m., in the Council Chambers, 2nd Floor of City Hall, 1 Civic
Square, Carmel, Indiana 46032 will hold a Public Hearing upon an Application For
Primary Plat ("Application") for the 63.0 acre parcel of real estate commonly known as
the Gould Estate and located West of and adjacent to N. Keystone Avenue; North of and
adjacent to E. 99th Street, and South of and adjacent to E. 106th Street.
The application is identified as Docket No. 32-92-PP.
The Application requests approval to develop the Real Estate as a single family
residential subdivision under the cluster option containing 122 lots to be known as
Millbrook, pursuant to the plans on file with the Department of Community Development
("Plans").
The Application also requests the following variances from the Subdivision Control
Ordinance, Carmel, Indiana:
1. A variance from Section 6.3.6 to permit the right of way of certain interior
streets to be 40 feet;
2. A variance from Section 6.3.6 to permit the width of interior streets to be 26
feet; and
3. A variance from Section 6.3.21 to permit a single entrance into the part of
the proposed development containing lots 24 through 111.
The Real Estate is zoned S-2 Residence District under the Zoning Ordinance of the
City of Carmel, Indiana.
The Real Estate affected by said application is legally described on Exhibit "A"
attached hereto.
All interested persons desiring to present their views on the Application, either
in writing or verbally, will be given an opportunity to be heard at the above mentioned
time and place.
A copy of the Application and Plans are on file for examination at the Office of
the Director of Community Development, 1 Carmel Civic Square, Carmel, Indiana 46032.
