Traffic Impact: Please refer to "Traffic Study" provided within applicant's booklet, specifically cover letter dated June 17, 1992, to Mark Boyce, from Tom Ford of Pflum,Klausmeier & Gehrum Consultants. Utilities: Available Refer to service reports from all utilities within applicants booklet. STAFF RECOMMENDATION Millbrook page 3 Staff Comments: The Department of Community Development will continue to work with the applicants in order to improve the landscape and tree preservation plans for the entire project. Please find enclosed compies of a revised conceptual plan for the northern section,which was submitted September 23, the date of this mailing. This revision is response to issues expressed during the public hearing. The submission is not to be construed as a formal filing it is only for review, comment, and consideration. Due the timing of this staff report, DOCD will prepare a staff report addendum based on the submission.
