The first. concer.n :-vas in regard to the curved mullions on the exterior ofthe windows that were shown in the origin~1 sllbrnission and not in the submission for permits. As discussed w.ith you on the phone, we have researched the application of these mullions and found them to be an issue technically. Due to the application of the mullions over the glass, there is the potential for a temperature differential within the glass that could lead to the eventual failure of the glass. Due to this reason, we have removed the curved mullions from the project. 2. The second concern was the fact that on the original ADLS submission we showed three (3) types of brick and on the final submission we showed only two (2) types. In the original submission, Brick Type I was the field brick called Canyon Rose. Brick Type 2 was an accent brick and was a darker color called Mountain Red. Brick Type 3 was also Mountain Red in a different sized brick used at the base of the building. In our research we found that the two different sizes of Mountain Red were not available, so we decided to use the single size. The result is that Brick type 2 is used in all locations that Brick Types 2 and 3 were used in the initial submission. . . 3. In our studies we find it very unlikely that this portion of the building will ever be seen by anyone. However, as we have discussed on the phone, should during the construction of the building it become apparent that this portion of the building can be seen, we agree to use the same flashing material that creates the coping at the top of the wall to cover the backside of the wall until the roofing membrane is no longer seen. The flashing material and coping are all of stainless steel. Matt, I hope these responses answer any questions or concerns you may have had regarding this project. I have appreciated your attention and the open communication we have had regarding these issues. Per the attached letter, Crossroad Engineers was not provided drainage calculations with the drawing sets that they received. Please send a set of the drawings and revised drainage calculations to Mr. Greg Ilko, Crossroad Engineers, PC, 3417 South Sherman Drive, Beech Grove, Indiana 46107. 2. Please provide the City of Carmel Department of Engineering office a copy of the revised drainage calculations. 3. Sheet C4 - Utility Plan . Board of Public Works and Safety approval will be required for the open pavement cut of 96th Street for the water line connection. . Please show the limits of the removal on the plans and require backfill and street cut patch pavement repair to conform with the City standard street cut patch detail. A copy ofthis detail is enclosed. 4. Please remove Sheet L1.00 (Planting Plan) and Sheet L2.00 (Planting List and Details) from the dra\\-lngs submitted for approval. The Department of Engineering does not approve the landscape plan. 5. The bar scale and drawing scale are incorrect on most of the sheets. These comments represent the Department of Engineering's second review of the constmction plans for this project. We request that all responses to our comments be provided in \\-nting. Failure to provide written responses may result in delay of the review process. It is critical that this office be made aware of all modification made on the plans being re-submitted, particularly if any such changes are considered "new" or fall outside of our previous reviews. Please provide revised plans indicating all revisions. Please notify us of any changes and specifically state any changes, including changes resulting from Plan Commission, Special Studies or other committee meetings. All bonds and performance guarantees (if required) must be posted prior to Engineering Department approval. Also, Board of Public Works and Safety approval and any other governing agency approvals (if required) must be obtained prior to Engineering Department approval. Comments from the drainage review will be forwarded to your office when the review is complete. Mr. Fitzgerald responded that the building would be two stories in height, approximately 24,000 square feet and he was ninety-nine percent sure that the building would have a fire suppression system. After review of the plans sent to me, I would still ask if the building will have a fire suppression system? If so a meeting will need to be set up to discuss the location of the fire department connection. During this meeting I would like to discuss installing a fire hydrant that would be within one hundred feet of the fire department connection. Another request is that the fire riser room has a separate exterior entrance and that a Knox box would be required for the building along with the Knox Company locking fire department connection caps to preserve the integrity of the fire department connection. If the building is equipped with a fire alarm, we ask that a remote enunciator be located at the main entrance to the building. -- If you have any questions or concerns please do not hesitate in contacting my office. The project has been on hold pending the acquisition of two tenants that will allow financing to be secured. The USTA Midwest Section has signed on the tenants, is finalizing their financing, and is looking forward to starting construction. We have included a copy of the architectural rendering for your reference. We recently met with Mr. Jon Dobosiewicz, Carmel Department of Community Services, to review our project status and to consider some minor adjustments, to help reduce overall construction cost increases that have been made to the drawings previously submitted. After reviewing, Mr. Dobosiewicz stated that the project did not need to be resubmitted, but asked that we send copies of the affected drawings to you for any additional comments that you might have at this time. We would request that you forward your comments to my attention prior to April I st. The areas of change include raising the finished floor elevation of the building to redistribute excess soil on the site. This allows us to eliminate some retaining walls and multiple steps in the sidewalk and parking lots, which will improve ADA access throughout the site. The site grading has changed, but the grading elevations at the perimeter of the site are not changed from the original submission. We have also incorporated the latest erosion control requirements with these changes. The parking lot is slightly reconfigured but maintains the same number of spaces and landscaping. Additionally, we are changing the underground storm detention system from 48" pipes to a Stormtech system. After reviewing the plans, the Highway Depanment has the following comments: 1. The location of the outlet Is satisfactory, but the open swale wKJ not be permitted. RCP must be used to move the water. A stn..Jcture will need to be set in the swale along the Monon Trail and the water piped from there to the pipe under 9611I Street. 2. The distance of the pipe from the centerline of 96th Street must exceed 100'. Please verify that the necessary offset exists. 3. A document recorded against the property will need to be signed and recorded. The document will need to state that If the pipe within the right of way needs to be relocated at a future date for construction of 86m Street or the bridge over 1-465, the property owner will relocate the pipe at no cost to the County. Sufficient notice wllJ be provided for the relocation of the pipe. The document will also need to state that the path could be removed and not replaced at the time of reconstruction. After reviewing the plans. the Highway Department has the followfng comments: 1. The underground detention system will need to be relocated to the north to avoid possible conflicts with future road improvements to 96111 Street and a bridge over 1-465. I have attached a marked up copy of the site plans showing possible locations. 2. The outlet pipe that flows toward the Monon Trail will need to be moved north. The path of the pipe should be perpendicular to the Trail. as. far north as possible. Pipe will need to be installed along the trail to carry the water to the pipe under 96th Street. The new pipe will need to connect to the pipe under 96111 Street. All necessary Inlets will need to be included along the trail and 96th Street. 3. CMC & CH LAND PROPERTIES These two projects each be addressed off of Meridian Corners Blvd. Assignment will come at a later Date. CLAYBOURN ESTATES All the names on the primary plat will have to be approved by the county;layout looks ok as far as street cutoffs go: Only concern is name"Donavan Blvd";it needs to be cut off at 131st st, will need additional name for either North or South entrance off of 131 st(to replace Donavan Blvd). FECITT SUBDIVISION Is this a totally seperate structure: if so it will get a different address then what is stated on the plans. PAPAY SUBDIVISION No comment at this time....will assign an address when applying for permits. SANCTUARY No comment at this time; not recieved plans as of this date HUNTERS CREEK OFFICE PARK Is entrance a private drive?Prefer it not to be; if private drive each building will be assigned off of Marana Drive.
