The applicant seeks the following development standards variance approval: 2. Docket No. PZ-2023-00004 V UDO Section 2.10 Maximum 35% lot cover allowed, 53% requested. The site is located at 907 Auman Dr. W. (Auman’s Addition, Lot 51). The site is zoned R2/Residence. Filed by John Cross of Wooten Hoy, LLC on behalf of Jeffrey Horner, owner. General Info & Analysis: The Petitioner seeks approval to build a new house with attached garage. An existing detached garage from the prior house will remain, as well. A variance for exceeding lot coverage is requested. Please see the Petitioner’s info packet for more detail on the variance request. Lot Coverage: The R2/Residence zoning district allows for a maximum 35% lot cover, and 53% is requested. This is an increase of 18% The Carmel Engineering Dept. has no concerns with the lot cover variance, but they do continue to work with the Petitioner on remaining review comments under building permit B-2022-01464. The Petitioner has paid monies into the Stormwater Fund/Fee in lieu of providing on site stormwater detention. The petitioner will also provide a sidewalk along Auman Dr. West, in order to comply with the transportation plan, which is found in the comprehensive plan. The Planning Dept. supports the variance request. The Petitioner addressed all planning/zoning review comments. Findings of Fact: Please refer to the Petitioner’s Findings of Facts included in their BZA Info Packet. Recommendation: The Dept. of Community Services (DOCS) recommends positive consideration of this variance request, and with adoption of the Findings of Fact submitted by the Petitioner.
