The applicant seeks the following development standards variance approval: 5. Docket No. PZ-2023-00021 V UDO Section 5.02(B)(3) Maximum 24’ x 30’ detached accessory building footprint allowed; 30’ x 48’ requested. The site is located at 1830 Hamilton Ln. (Jordan Woods Subdivision, Lot 148A). It is zoned S2/Residence. Filed by Dwight Frost, owner. General Info & Analysis: The Petitioner seeks approval to add a detached garage to the rear of his 1.2 acre lot. A variance for exceeding the maximum floor area allowed for a detached accessory building is requested. All other development standards can be met. Please see the Petitioner’s info packet for more detail on the variance request. Detached Garage Floor Area: The proposed detached garage will complement the materials and colors of the existing house and attached garage. The proposed detached garage will be 30 feet by 48 feet in size (1,440 sq ft. in area). The maximum allowed by the Unified Development Ordinance (UDO) is 24 feet by 30 feet (720 sq. ft.). This is a percent change of 100%, an increase in 720 sq. ft. The Planning Dept. supports the variance request. The Petitioner addressed all planning/zoning review comments. Findings of Fact: Please refer to the Petitioner’s Findings of Facts included in their BZA Info Packet. Recommendation: The Dept. of Community Services (DOCS) recommends positive consideration of this variance request, and with adoption of the Findings of Fact submitted by the Petitioner.
