The development will be served by existmg-- power service within the area of the subject site along 131 st Street. u u UTILITY SUMMARY FOR HAYDEN RUN Electric Telephone Telephone service will be provided by Ameritech. The development will be serviced by existing telephone facilities along 131 st Street. Water Water service will be provided by Indianapolis Water Company (IWC). A watermain must be brought to the site from approximately 131th Street and Town Road. The exact route and size will be determined by IWC. Sanitary Sewer Sanitary sewer service will be provided by the Clay Township Regional Waste District (CTRWD). CTRWD has proposed to construct a new lift station on school owned property on the South side of 126th Street and extend a gravity line northerly from the lift station along Long Branch Drain. The sanitary route would fall within this project near the East property line. This project can connect directly into that interceptor sewer. Drainage The pre-developed drainage follows basically a southeastwardly pattern across this site to the Long Branch Drain and continues southerly through the Long Branch Drain. Post- developed conditions will follow that same path through a series of swales and pipes directing storm water to retention ponds located along the East side of the project. The ponds will discharge into Long Branch Drain at a controlled release rate, which will meet or exceed all current requirements. Gas Natural gas service will be provided by Indiana Gas. A gas main must be extended to the site from approximately 131 st and Towne Road. The exact route and size will be determined by Indiana Gas. This shall include all pipes, structures, ditches and ponds which are pertinent features to the proper age of the subdivision. 9.6 THE SUBDIVIDQ The folLow~ng agreement final plot appli~ation. \~ shall be included as a submittal AGREEMENT drain- swales, drain-. 'I'his responsibiUty of the developer shall not, however, include problems which are create~,subsequent to the completion of the subdivision impr,ovements by the improper grading by. individual bui lders, or structures and improper grading ,installed' or accom- plished by individual ho~eowners. ' It is the intent of this requirements, that the.developer shall, specifically, provide such sub-surface drains, or storm sewer~ or ditches as are required to properly rectify any drainage problem or sub-surface water problem which was not contemplated in the original approved subdivision design, including, but not. restricted to. disposal of sub-surface water from footing drains of individual lots. ROAD IMPROVEMENTS: The ~ypical agreement for existing contiguous Hamilton County Roads which are substandard, with Hamilton County is; The developer will put in 12 inch stone base to the required width of the road, and grade the shoulders to ~ minimum of 6 feet width and construct proper side-ditches, or, provide stonm sewers and curbs. This will be the black top grade during construction of subdivision. Then the county will come in and cut out 3 inches and put in 3 inch binder asphalt after which the developer will be r~sponsible for 1 inch of asphalt topping. This is being done as joint projects between county and developer. An agreement shall be executed, in writing, between the developer and ~amilton' 'County s.pecifically detailing .theexact work to be accomplished by the developer and that to be accomplished by the County, and shall also state the road or roads or portions thereof which are included. . If the subdivision is cot;itemplated to be annexed to, the City of Carmel, then the agreement shall include the City of Carmel Board of Public Wo.rks' as a signatory, which shall be for the purpose of the city of Carmel agreeing to accept for maintenance and operation, the improved road facility upon completion of said .j.mprovements and completion of annexation. .
