The site is located at 110 E. Main Street. It is zoned B-1/Business and is in the Character
Sub-Area of the Old Town Overlay. Filed by Corrie Sharp (Meyer) on behalf of Kenny Keltner. Corrie Sharp (Meyer) presented the project. This project will include a 400-sf expansion of a deck off

9:15 a.m. Docket No. PZ-2022-00073 ADLS: Genesis Auto dealership
The applicant seeks site plan and design approval for a new auto dealership. (This is the anticipated dealership as part of the Napleton Auxiliary Lot and Detail Center project – Docket No. PZ-2021-00048 DP/ADLS.) The site is located at 4240 E. 96th Street. It is zoned B-3/Business District. It is not located within any overlay zone. Filed by Rick Lawrence of Nelson & Frankenberger on behalf of EFN Crossroads Property, LLC. Jon Dobosiewicz with Nelson & Frankenberger presented the project. This project will include the addition of a new auto dealership of approximately 9,000-sf in size.

Daren Mindham – City of Carmel Urban Forestry - Comments submitted on ProjectDox regarding tree species changes. Dave McCoy – City of Carmel Addressing - No comments. Sam Clark – Hamilton County Surveyor’s Office - Comments submitted on ProjectDox regarding fill in the floodplain mitigated at a 1:1 ratio. Alex Jordan – City of Carmel Engineering - Comments submitted on ProjectDox. Mr. Jordan informed the applicant that they will continue to work under original stormwater and right of way permits from the Napleton site. Aliza Shalit – City of Carmel Signage - Ms. Shalit informed the applicants that any signage plans would need to be uploaded to ProjectDox for review comments. Mr. Dobosiewicz inquired if signage was required to be
submitted with the ADLS. Ms. Shalit responded and informed the applicants of the importance of identifying location of signage and possible sizing. Rachel Keesling – City of Carmel Planning & Zoning - No comments. Alexia Lopez – City of Carmel Planning & Zoning - No comments.
