Time: 9:00 a.m. (Approximate start times for each item are listed below) 9:00 a.m. Docket No. PZ-2020-00216 PP/SP: Smoky Row Woods Minor Subdivision The applicant seeks minor subdivision plat approval for 2 lots on 7.51 acres. The site is located at 1277 W 136th Street and is zoned S-1/Residential. Filed by Leigh Anne Ferrell with Stoeppelwerth on behalf of the property owners. Leigh Anne Ferrell with Stoeppelwerth presented the project. This project includes dividing an existing parcel into two lots with lot one reserved for the existing owners with the goal of selling lot two. Daren Mindham – City of Carmel Urban Forestry - No comments. Dave McCoy – City of Carmel Addressing - No comments. Sam Clark – Hamilton County Surveyor’s Office - Mr. Clark requested the applicants to keep in mind with future construction on lot two, the Hamilton County Surveyor’s Office will need the future buyer to establish the 100-year-floodplain elevation before they begin any construction. Gabe Gibson – Duke Energy - No comments. Alex Jordan – City of Carmel Engineering - Mr. Jordan reiterated the concern for the 100-year-floodplain elevation that Mr. Clark brought up. Mr. Jordan suggested the applicant work with both the City of Carmel Engineering Department and Hamilton County Surveyor’s Office to coordinate a meeting to resolve this issue. Keon Stallard – Duke Energy - No comments. Angie Conn – City of Carmel Planning & Zoning - No comments. Alexia Lopez – City of Carmel Planning & Zoning - Comments were made on ProjectDox. Ms. Lopez stated she had no existing concerns with the project and requested clarification if the driveway would be shared. Ms. Ferrell confirmed the site will feature a shared drive entrance that will break off toward lot two. Page 2 of 2 City of Carmel Technical Advisory Committee June 16, 2021 9:15 a.m. Docket No. PZ-2021-00099 ADLS Amend: Ed Martin Buick GMC Service Bay Addition The applicant seeks site plan and design approval for a 4,348 sq. ft. building addition to the existing service center. The overall site is 7.35 acres and is located at 9896 North Michigan Road. It is zoned I-1/Industrial and is located within the US 421 Overlay Zone. Filed by Brian Cross of Civil Site Group, Inc. Brian Cross of Civil Site Group, Inc. presented the project. This project includes a service bay expansion including six new service facilities and an interior expansion of a storage room. Daren Mindham – City of Carmel Urban Forestry - Comments were made on ProjectDox. Mr. Cross notified Mr. Mindham that he would make contact to set up a meeting to discuss the outstanding comments. Mr. Jordan stated the primary comment revolved around ensuring the current site meets the City of Carmel Engineering’s existing release rate standard and verifying that the proposed addition meets this same standard. Mr. Cross stated that Civil Site Group, Inc. analyzed the entire drainage with the original parking lot condition a few years prior and offered to provide a copy of the report. Mr. Jordan requested Mr. Cross send his office the report referenced as well as a brief drainage summary Gabe Gibson – Duke Energy - No comments. Keon Stallard – Duke Energy - No comments.
