Docket No. 138-01 PP; The Lakes at Hayden Run (primary Plat) The applicant seeks approval to plat a Ill-lot residential subdivision on 80.742::f:: acres. The site is located on the north side of West 131 st Street approximately one-quarter mile west of Towne Road. The site is zoned S-l/Residential. Filed by Dennis Olmstead of Stoeppelwerth & Associates, Inc. for Centex Homes and Trinity Homes. The Public Hearing for this item was at the December 18th Plan Commission meeting. The Subdivision committee met to discuss the item and take additional public input on January 8th. At that time, the applicant provided an overall plan of the area displaying the connectivity being established through the many proposed developments (see enclosed exhibit) as well as information regarding the cost and type of proposed street lighting. Please find information under a Centex Homes cover sheet included with the Department Report for the proposed ~dge at Hayden Run subdivision. The Subdivision Committee voted 4-0 to send the request to the full Commission with a favorable recommendation. The Department recommends that the Plan Commission approve the Primary Plat application based on the recommendation of the Subdivision Committee and subject to the following: 1. The recording of the commitment concerning the use and development of the real estate regarding required road improvement~. The following background information provides an overview of the proposed subdivision: The applicant is proposing a Ill-lot subdivision. Please see the informational packet provided by the applicant to view the layout of the lots and the areas provided as open space. This packet was mailed with your December 18th Agenda. The main roadway serving the subdivision stubs to the north ultimately providing for the connection of 131 st Street with 141 st Street in the future. The Commission will see the continuation of this connection in the proposed Hamptons Subdivision at this meeting. In addition, this subdivision also provides for a portion of the east extension of 136th Street between Towne Road and Shelbome Road. In addition, the proposed Hamptons and the Ridge at Hayden Run subdivisions incorporate the collector extensions.
