PZ-2023-00002 V, PZ-2023-00003 V, PZ-2023-00017 V: 530 2nd Ave NE Variances Dear Mr. Dobosiewicz: At the meeting held on Monday, February 27, 2023, the Carmel Board of Zoning Appeals took the following action regarding the Development Standards Variance (DSV) requests filed by you for the property located at 530 2nd Ave NE: APPROVED: 530 2nd Ave NE Variances: Development Standards Variance approvals for: • Docket No. PZ-2023-00002 V: Maximum 45% lot cover allowed, 49% granted, • Docket No. PZ-2023-00003 V: Window wells may encroach up to 24” into yard, 36” encroachment granted into 5’ wide side yard, and • Docket No. PZ-2023-00017 V: Minimum 8:12 roof pitch required, 4:12 roof pitch granted. Please be advised that per Article 9.15 of the Unified Development Ordinance, the aforementioned Development Standards Variance approval is valid for three (3) years. By that time, either continuous construction of the improvements must be underway, or a written request for a one-time, six-month extension of the approval must have been received and approval granted by this Department. The expiration date of the approval is February 27, 2026. Please include a copy of this letter with any permit application.
