Re: BZA Docket Nos. PZ-2023-00020 SE; PZ-2023-00026 V: Messer Short Term Residential Rental / Guest
House.
Dear Ms. Messer:
At the meeting held on Monday, February 27, 2023, the Carmel Board of Zoning Appeals Hearing Officer took the
following action regarding the Special Exception (SE) and Development Standards Variance (V) requests filed by
you for the property located at 1630 E. 109th Street:
APPROVED with Condition: Messer Short Term Residential Rental / Guest House – Special Exception and
Development Standards Variance approvals for:
• PZ-2023-00020 SE: Residential Special Exception granted for 1 year,
• PZ-2033-00026 V: Guest House on less than 1 acre granted (on 0.71 acres), and
• CONDITION: The Petitioner agrees to installing a sidewalk along their street frontage (or paying into
the Throughfare Fund) if/when the City ever installs sidewalks along 109th Street.
Please be advised that per Article 5.72.D of the Unified Development Ordinance, the aforementioned Special
Exception approval is valid for one (1) year. The expiration date of the approval is February 27, 2024.
