PZ-2023-00016 V; PZ-2023-00025 V: 116th and Rangeline Variances. Dear Mr. Johnson: At the meeting held on Monday, February 27, 2023, the Carmel Board of Zoning Appeals Hearing Officer took the following action regarding the Development Standards Variance (V) request filed by you for the property located at 1701 E. 116th Street: APPROVED with Condition: 116th and Rangeline Variances - Development Standards Variance approvals for: • PZ-2023-00016 V: Building Footprint: Minimum 0.5 Floor Area Ratio required; 0.19 to 0.28 granted, • PZ-2033-00025 V: 1:1 floodplain mitigation ratio required, 0.64:1 granted, and • CONDITION: The Petitioner agrees to remove the existing trash from the floodplain on the subject property, and keep it maintained trash-free. Please be advised that per Article 9.15 of the Unified Development Ordinance, the aforementioned Development Standards Variance approval is valid for three (3) years. By that time, either continuous construction of the improvements must be underway, or a written request for a one-time, six-month extension of the approval must have been received and approval granted by this Department. The expiration date of the approval is February 27, 2026. Please include a copy of this letter with any permit application.
