Explanation of why variance/waiver is being requested: The building was originally a single use and is now being used as a multitenant building. The original ground sign allowed for 75 square feet of sign area. The UDO has changed to allow 45. This is a unique situation in that the ground sign structure and actually a retaining wall and protective railing from a sidewalk. 75 square feet of sign area is appropriate sizing for a "retaining wall" of this sign and allows for appropriate sizing for 2 to 3 tenants. The original 75 sf was allowed for only 1 tenant name.
