Docket No. 140-01 PP; Shelborne Park (Primary Plat) The applicant seeks approval to plat a 54-lot subdivision on 39.91:1: acres. The site is located on the north side of West 131 st Street approximately one-quarter mile east of Shelbome Road. The site is zoned S-I/Residential. Filed by Dennis Olmstead of Stoeppelwerth & Associates, Inc. for Roger L. Kessler. The Public Hearing for this item was at the December 18th Plan Commission meeting. The Subdivision committee met to discuss the item and take additional public input on January 8th. The Subdivision Committee voted 4-0 to send the request to the full Commission with a favorable recommendation. The Department recommends that the Plan Commission approve the Primary Plat application based on the recommendation of the Subdivision Committee and subject to the following: 1. The recording of the commitment concerning the use and development of the real estate regarding required road improvement!il. Note: As a Primary Plat, written fmdings are required for action on this item. The following background information provides an overview of the proposed subdivision: The applicant is proposing a new 53-lot subdivision. Please see the informational packet provided by the applicant to view the layout of the lots and the areas provided as open space. The subdivision stubs to the east providing for the extension of the collector roadway from their entrance across from the entrance of Hayden Run (approved October 2001) to the property between the subject parcel and the proposed Lakes at Hayden Run subdivision that is on this same agenda. It is also the understanding of the Department that the property between this proposed subdivision and the proposed Lakes at Hayden Run is under contract by the subject developer which will ensure the completion of the adjacent portion of the collector roadway. The applicant will be addressing the required roadway improvements and memorializing them by commitment.
