RE: REMODEL PROJECT – STRUCTURAL CERTIFICATION
Thank you for allowing Leibering Structural Engineering (LSE) to provide structural engineering services for the 2ND
floor remodel project located at 710 1st Avenue NE in Carmel, Indiana. The homeowners are proposing to
remodel the existing 2nd floor finished space as well as finish out the existing unfinished attic space. The remodel
project includes adding (3) new dormers to the existing roof framing.
Scope
The scope of this certification is limited to the proposed remodel as shown in the attached drawings produced by
Forte Design Co. Leibering Structural Engineering analyzed and determined the structural modifications required
to complete the proposed remodel and indicated those modifications to Forte Design Co.
Description
The proposed remodel includes installing a new dormer at the west end of the home to provide space for a new
restroom and includes adding (2) dormers along the north and south sides of the existing unfinished attic space.
As shown in the attached drawings, new ceiling rafters, collar ties, and floor joists will be installed in order to
support the proposed remodel. To retain the flush ceiling in the first-floor living room, a new 2-ply 9.25” LVL will
be installed in the existing attic space as shown on Sheet A2.
Assumptions/Design Parameters
Materials
- This certification assumes the new 2x framing will be grade SPF#2 or better and that the new LVL beam
will have minimum properties of Fb=2650psi and E=1900ksi.
Design Parameters and Assumptions
- The structural analysis uses a floor live load of 30psf in the sleeping areas, 40psf live load in the new
restroom, 20psf roof live load, and 10psf floor and roof dead load. The analysis limits the total member
deflection to L/240 and live load member deflection to L/360.
- Leibering Structural Engineering was unable to confirm the size of the existing strip footing under the
perimeter foundation walls. This certification assumes the existing concrete strip footing is at least 16”
wide.
Certification
The proposed remodel as shown in the attached drawings is structurally sufficient to support the code-required
design loads as indicated in the 2020 Indiana Residential Code (based on the 2020 International Residential
Code).
Closing
This certification applies only to the proposed remodel at the residence located at 710 1st Avenue NE Carmel,
Indiana and shall not be used for any other projects or dormer additions.
