10h. Docket No. 147-01 DP/ADLS - CMC Carmel Office Center
Petitioner seeks Development Plan and Architectural Design, Lighting, Landscaping &
Signage approval for a Hilton Garden Inn. The petitioner proposes to construct an office
park on 9.42:1: acres. The site is located at the northwest comer of U.S. 31 and Main
Street (131 st Street). The site is zoned B-SlBusiness within the US 31/Meridian Street
Overlay Zone.

The applicant is proposing an office center at the northwest comer of 131st Street and U.S. 31.
Please refer to the information packet for further infonnation.
The Department has instructed the applicant that the proposed landscape plan is not adequate.
Revised plans should be forthcoming. In addition the applicant has not provided the computer
enhanced and golden section drawings and supporting infonnation as required per the U.S. 31
Overlay requirements. Until these documents are submitted no further review will be conducted.
The Department recommends that this item be forwarded to the Special Studies Committee
on Fehruary 5th for further discussion. This will provide adequate time for the applicant to
produce the requested information and for Department review prior to the meeting. At the
direction of the Commission, the Department will not place this item on the Committee
agenda without first confll"ming that the requested information is complete and in proper
form to deliver to the committee.
l1h. Docket No. 145-01 PP; CMC Properties Subdivision (primary Plat)
The applicant seeks approval to plat a 3-lot commercial subdivision on 11.29:1: acres. The
site is located at the northwest comer of West 131st Street and North Meridian Street.
The site is zoned BSlBusiness and a portion is within the US 31 Overlay Zone.

The proposed Primary Plat covers, in part, the area including the DP/ADLS application for the
Carmel Office Center. It is my understanding that the applicant has not provided a copy of the
supporting information regarding the Primary Plat for distribution to the Plan Commission.
The Department recommends that this item be forwarded to the Subdivision Committee on
.January Hth for further discussion. At the direction of the Commission, the Department
will not place this item on the Committee agenda without first confirming that the required
information is complete and in proper form to deliver to the committee. The Department
needs this information prior to December 28th for distribution to the committee.
