LITTLE TULIP TREE
FP7. Flooring to be Penny Round Mosaic Tile: Home Depot, Merola Tile, Hudson Penny Round Frost Blue
Porcelain Mosaic Tile, Model #FKOMPR14, SKU #1001673904.
FP8. Flooring to be LVT Planks: Mannington, Adura Rigid Plank, Sonoma, Cork RPP731.
FP9. Provide Mannington, Adura, Multipurpose Reducer/T-Moulding Transition Strip.
FP10. Flooring to be existing exposed concrete. Clean and reseal as needed.
FP11. ALTERNATE: Provide Mannington LVT Planks in Storage Room.
FP12. Provide Johnsonite, 4” vinyl cove base. Color to be determined.
FP13. Provide plastic laminate base and upper cabinets w/1-1/2” plastic laminate counter, drawers, doors,
4” back splash, Elkay Dayton 22”x25” single bowl stainless steel drop-in sink, and Kohler, Simplice,
K-597-CP pull-out faucet. Cabinets to be Formica Plastic Laminate, Color Dover White 7197-90
Gloss; Counter to be Formica Plastic Laminate, Color Carrara Bianco 6696-58 Matte; Cabinet pulls
to be Home Depot, Liberty, Charmaine 5-1/6” Champagne Bronze Drawer Pulls. See elevation for
details.
FP14. Provide ¾”x4’x4’ fire retardant plywood phone board mounted at 6’-0” AFF to bottom. Phone board
to be painted with fire retardant paint, color of paint to match adjacent wall finish.
FP15. Include fire extinguisher cabinet at this location.
FP16. Provide one (1) 7” vinyl suite number, one (1) ADA Exit without graphics and with tape that is not
visible through the glass, and one (1) ADA rest room signs. Signs to be white graphics on black.
FP17. ALTERNATE: Replace storefront door with custom accent color powder coat finish.
REFLECTED CEILING PLAN NOTES
Refer to supplemental drawings RCP1 for light fixtures and ceilings.
CP1. Existing drywall ceiling and lighting to remain. Patch drywall and touch up paint as needed due to
new construction.
CP2. Existing open ceiling to remain. Touch up paint as needed due to new construction.
CP3. Existing suspended ceiling grid and tile and lighting to remain. Replace stained and damaged tiles as
needed.
CP4. Extend existing ceiling cloud with Armstrong, Dune 2x2, reveal edge with Prelude XL 9/16” grid and
6” Axiom Classic Straight Perimeter Trim.
CP5. Extend painted drywall ceiling.
CP6. Provide new suspended ceiling to be Armstrong, Dune 2x2, reveal edge with Prelude XL 9/16” grid.
CP7. Existing open ceiling to remain. Touch up paint as needed for new construction.
CP8. Provide new light fixtures as shown with a text reference. Contact TechLite Corp, Kim Winship, 317-

a. Lay-In Troffer to match existing fixtures: Metalux, 2x4 LED Cruze or equal.
b. Recessed Downlight to match existing fixtures: Halo, 6” LED Downlight ML5612930 or equal.
c. Track Light fixtures to be: ELCO Lighting, 8’ Single Circuit Track, White, w/120V Line Voltage
Flat Back Cylinder Track Fixture, All White, and LED PAR38 Lamp.
d. Accent Pendants to be: Lightology, Tulipano Lantern, CRC952184, w/CCY-55W-G165-LED-
CLR-CAND-90 Lamps. See Ferguson quote for pricing.
e. Recessed Downlight fixtures to be: Spectrum Lighting, SP6ES20L35KDX / AR6ESSGMF.
Control light fixtures with a motion sensor.
f. Accent Chandelier to be: Visual Comfort, Alberto Medium Two-Tier Chandelier, JN5005AGL,
w/CCY-55W-G165-LED-CLR-CAND-90 Lamps. See Ferguson quote for pricing.
CP9. Relocate light switches and wiring as shown on the plan.
CP10. Provide exhaust with fan and ductwork to the outside.
CP11. Update HVAC ductwork and diffusers as required for new construction.
CP12. Install life safety items as required for tenant build-out. Include additional fire sprinkler heads from
existing system and fire alarms, sensors and wiring back to main module.
