The applicant seeks approval to plat a 3-lot commercial subdivision on 11.29:1: acres. The
site is located at the northwest comer of West 131 st Street and North Meridian Street.
The site is zoned B5/Business and a portion is within the US 31 Overlay Zone.

3i. Docket No. 147-01 DP/ADLS M CMC Carmel Office Center
Petitioner seeks Development Plan and Architectural Design, Lighting, Landscaping &
Signage approval for an office center. The petitioner proposes to construct an office park
on 9.42:1: acres. The site is located at the northwest comer of U.S. 31 and Main Street
(131 st Street). The site is zoned B-S/Business within the US 31IMeridian Street Overlay
Zone.

The applicant is proposing an office center at the northwest comer of 131 st Street and U.S. 31.
The proposed Primary Plat covers, in part, the area including the DP/ADLS application for the.
Carmel Office Center. Other information provided by the applicant was distributed with the
DP/ADLS application. The Committee forwarded the Primary Plat back to the full Plan
Commission with a favorable recommendation.
The Department recommends that the Plan Commission approve the Primary Plat request
as amended and forwarded by the Special Studies Committee.
Additional Note: Written f"mdings are required for action on the Primary Plat.
The applicant discussed several items with the Committee at the meeting on February 5th. They
submitted a revised informational booklet to the Committee for the March 5th meeting.
The Special Studies Committee forward the DP/ADLS back to the Full Plan Commission with a
favorable recommendation based on the amended elevations and sign design.
The Department recommends that the Plan Commission approve the DP/ADLS application
as amended and forwarded by the Special Studies Committee.
Additional Note: Written findings are required for action on the DP/ADLS.
