2. Docket No. 147-01 DP/ADLS - CMC Carmel Office Center
Petitioner seeks Development Plan and Architectural Design, Lighting, Landscaping &
Signage approval for an office center. The petitioner proposes to construct an office park
on 9.42:1:: acres. The site is located at the northwest comer of U.S. 31 and Main Street
(131 st Street). The site is zoned B-5/Business within the US 31IMeridian Street Overlay
Zone.

The applicant is proposing an office center at the northwest comer of 131 st Street and U.S. 31. The
applicant discussed several items with the Committee at the meeting on February 5th. Please refer
to the revised informational booklet distributed last week with the meeting agenda.
The applicant has submitted revised elevations and sign information (see elevations/drawings).
The proposed Primary Plat was acted on by the Committee at the last meeting February 5th. It is
currently scheduled. for placement on the Plan Commission March 19th agenda. The Department
has no outstanding concerns with the proposed Primary Plat.
The Department recommends that the Special Studies Committee forward the DP/ADLS
back to the Full Plan Commission with a favorable recommendation after all comments
and concerns have been addressed.
