Docket No. 145-01 PP; CMC Properties Subdivision (primary Plat) The applicant seeks approval to plat a 3-10t commercial subdivision on 11.29:!: acres. The site is located at the northwest comer of West 131 st Street and North Meridian Street. The site is zoned B5/Business and a portion is within the US 31 Overlay Zone. Filed by E. Davis Coots of Coots Henke & Wheeler for CH Land LLC and CMC. The applicant is proposing an office center at the northwest comer of 131 st Street and U.S. 31. Please refer to the enclosed/attached information packet for further details. The applicant has submitted all the required information for review by the committee. The Department has some concern with the proposed exterior stairwells (see elevations/drawings). The proposed Primary Plat (see reduced copy attached) covers, in part, the area including the DP/ ADLS application for the Carmel Office Center. It also addresses the necessary right-of-way (see attached exhibit) to accommodate future roadway improvements at 131 st Street and U.S 31. The Department has no outstanding concerns with the proposed Primary Plat. The Department recommends that the Special Studies Committee forward the DP/ADLS (item 5) back to the Full Plan Commission with a favorable recommendation after all comments and concerns have been addressed.
