Description of Project
DESCRIPTION OF PROJECT
IMI Real Estate, LLC (formerly known as Irving Materials, Inc.)
(“Petitioner”) filed a Development Plan Application and an ADLS
Application in connection with the proposed development of a 4-story
office building with covered parking (“Office Building”) on an
approximately 19.6 acre site at the southeast corner of Illinois Street and
111th Street (“Site”). Petitioner proposes the Site be improved with the
Office Building for use as the corporate headquarters for an Indiana
business, Irving Materials.
The Site is located in the Meridian Corridor zoning district, which
allows for the proposed office use. The Site is bordered by Illinois Street on
the west, 111th Street on the north and US 31 on the east. The uses
surrounding the Site include the KAR Global office and parking garage to
the north, the Forte/Franciscan office and parking garage to the South, the
Delta Faucet office to the east across U.S. 31 and a residential
neighborhood to the west.
The Office Building will consist of approximately 62,500 +/- square feet
with most of the parking located in a covered area below the Office
Building. The Office Building’s exterior elevations will be constructed with
precast concrete panels, aluminum store front systems and glass fiber
reinforced cement. The location of the Office Building on the far east side
of the Site will allow for substantial separation and screening between the
Office Building and the residential homes on the west side of Illinois Street.
The Office Building is Phase 1 of the proposed development of the
Site. Applications for Development Plan and ADLS approvals for future
development on the Site(Phase 2) will be submitted at a later date.
Petitioner anticipates that Phase 2 will be an expansion of IMI’s corporate
headquarters.
