Docket No. 148-01 CA (Commitment Amendment) - Hazel Dell Corner Petitioner seeks Commitment Amendment approval to revise the list of special uses permitted on Lots 2,3, and 4 within the Hazel Dell Comer Subdivision. The site is located at the northwest comer of East 131 st Street and Hazel Dell Parkway. The site is zoned B-3/Business. Filed by Paul G. Reis of The Reis Law Firm for Plum Creek Partners, LLC. The Public Hearing on this item was held on December 18th. There were no comments from the public and the Commission sent the item to the Special Studies Committee without additional comments. The following was discussed at the Special Studies meeting: The following uses would be eliminated from the list of "Permitted Special Uses": · Automobile Service Station (a redundancy, since this was already eliminated as a Condition of the approval of Docket No. 80-00 PP) · Car Wash · LaundrylDry Cleaning Plant · Second Hand Store The following use was amended as follows: · Dry-Cleaning Establishment, Drop-off & Pick-up Only The following use requires clarification by the petitioner: · Show Room The following use was added to Lot 4 only: · Restaurant, 2500-4000 square feet, one only The applicant has submitted revised information for distribution to the Commission (see enclosed letter under separate cover). Some of the changes vary from that discussed at the Special Studies Committee meeting. The Department will be meeting with the applicant prior to the meeting to discuss and resolve the discrepancies. The Department will provide a recommendation to the Commission at the meeting pending the results of the above-mentioned meeting with the applicant.
