Docket No. 150-01 DP Amend I ADLS Amend - Stewart & Stewart Office Building Petitioner seeks to amend their Development Plan and Architectural Design, Lighting, Landscaping & Signage approval for a building addition.' The site is located at 931 South Range Line Road. The site is zoned B-7. Filed by Phillip Stewart. The applicant is requesting approval to rebuild and expand the building located at 931 South Range Line Road. The structure was damage earlier this year by fire and the applicant is looking to expand the size of the building and significantly change its style (see elevations distributed last week with agenda). The proposed building elevations (see informational packet provided by applicant) are reflective of the style of surrounding buildings and the City Center plans along the west side of Range Line Road. The applicant should be prepared to display sample materials at the meeting. The Public Hearing for this item was held on December 18th. The applicant then met with the Special Studies Committee on January the 8th. The need for the petitioner to submit the following resulted from the committee meeting: · Light fixture cut sheet. Fixture must be flat-lensed, down-lighting box type. Lighting standards are to be between 12 and 13 feet in height (plan currently shows 20). · Landscape Plan revisions are to be reviewed and approved by Scott Brewer. · Petitioner is to explore possibility of :filing a DSV petition with the Board in order to land bank several of the spaces along the east property line, and increase landscape plantings in that area. The Department will make a recommendation at the meeting pending the submittal and review of the above-mentioned information. The Department is not in support of conditioning the approval on the applicant petitioning the BZA for approval of eliminating parking spaces that the applicant needs and the Ordinance warrant (require). Note: As a development plan, written findings are required for action on this item.
