Christian. r:; The applicant is proposing to plat a 23-10t subdivision on approximatel~~ an{-2(one. The subdivision lies on the west side of Ditch Road and north side of l06th Street adja~~ the Spring Run Subdivision. To derive access onto Crooked Stick Lane it is necessary to amend Block "A" of the Spring Run Primary Plat (see attached exhibits). Block "A" in Spring Run Estates is the block identified as Block "A" in the proposed Primary Plat of Crooked Stick Sanctuary. The Plan Commission at their meeting on November 27th sent the proposed Primary Plat for the subdivision to the Subdivision Committee. The Committee continued the item and will be discussing it at their January gthmeeting date. The requirement to file the Primary Plat Amendment will allow it to be removed from the Spring Run Subdivision and included in the proposed subdivision. The Department is in support of the request, as it will reduce the number of drive cuts onto l06th Street within the short proximity to the intersection of Ditch Road. The limited number of lots will have less of an impact on surrounding traffic under the proposed configuration than if they were required to access the site directly from l06th or Ditch Road. In addition, in order to gain approval of both the proposed subdivision and the amendment to the Spring Run plat the developer will be required to make improvements to the intersection of Crooked Stick Lane and 106th Street. This matter is being discussed at the committee level and the applicant should have additional information to share from their discussions with the County Highway Department. The Department recommends that this item be forwarded to the Subdivision Committee on January 8th for further discussion.
