Docket No. 155-01 ADLS - Parkwood Crossing East (College Hills PUD) Petitioner seeks Architectural Design, Lighting, Landscaping & Signage for an office complex. The site is located northwest of East 96th Street and North College Avenue. The site is zoned PUD (planned Unit Development). Filed by Charles D. Frankenberger of Nelson & Frankenberger for Duke Realty Corporation. The subj ect real estate is located on the north side of 96th Street and east of College Avenue. It consists of all the ground rezoned to Planned Unit Development (PUD) last summer to allow office use. Please refer to the information packet distributed along with the agenda for a complete overview of the proposed site layout including lighting and landscaping as well as the desired building designs. The packet was delivered with the tentative agenda last week. In addition to the ADLS application the applicant has submitted a Development Plan for review and approval. The PUD Ordinance requires the Department to review the Development Plan application. The Department would like the applicant to discuss, as part of their presentation, the construction of road improvements. The timing of the improvements in relation to the occupation of the proposed buildings and the nature of the intended improvements should be the focus. This issue is not tied specifically to the ADLS. However, along with the building design and landscape buffering it was the primary issue at the time of the rezone. This discussion should give the Commission an understanding of the general improvements slated for the area and when these improvements will be made. The Department would advise the Special Studies Committee to review closely the proposed tenant identification and leasing signage proposed for the property. The PUD ordinance (see ordinance included under tab 11 of the applicants information packet) allows for a number, size, and height of signs as approved by the Commission under the ADLS application. The Department has specific interest in the sign proposed along the 1-465 interstate. The Department recommends that the Plan Commission forward this item to the Special Studies Committee for further review and discussion.
