10. Docket No. 155-01 ADLS - Parkwood Crossing East (College Hills PUD)
Petitioner seeks Architectural Design, Lighting, Landscaping & Signage for an office
complex. The site is located northwest of East 96th Street and North College Avenue. The
site is zoned POO (planned Unit Development).

The subject real estate is located on the north side of 96th Street and east of College Avenue. It
consists of all the ground rezoned to Planned Unit Development (POO) last summer to allow
office use. Please refer to the information packet distributed along with the agenda for a
complete overview of the proposed site layout including lighting and landscaping as well as the
desired building designs.
The Department would advise the Special Studies Committee to review closely the proposed
tenant identification and leasing signage proposed for the property. The POO ordinance (see
ordinance included under tab 11 of the applicants information packet) allows for a number, size,
and height of signs as approved by the Commission under the ADLS application. The
Department is not in support of the size of sign proposed along the 1-465 interstate. The
ordinance would only permit this sign to be a maximum of 32 square feet in area and 6 feet tall.
No individuals from the public raised concerns at the Plan Commission meeting. Ron Houck
indicated that he would like to see building lighting addressed by the Committee.
The Department recommends that the Special Studies Committee forward this item back to
the full Plan Commission with a favorable recommendation after review and approval of
modifications to address the above comment.
