Find attached information submitted for your review and early comments. I hope to submit something
by Friday if necessary to obtain approval.
We are looking at two options to get a tenant specific sign added to this building. Option 1 involve
adding another rather large ground tenant sign. A picture with dimensions of this sign is enclosed. The
proposed location is as depicted on the site plan.
Option 2, the preferred option, is to mount this on the building face as a lower level sign. I have
included the PUD language from the original zoning that articulates these lower level signs. According
to this language we could mount a 60 SFT sign on the lower level of the building.
I wanted to run this by you for discussion prior to our submittal in hopes of finding a solution for this
client that you might support.

B. All site lighting shall be coordinated throughout the project and be of uniform
design, color and materials.
C. The height of light standards shall not exceed thirty (30) feet from the top of
the fIXture to the top of the pole base. The base of the pole shall not exceed
two (2) feet in height.
D. All exterior and street area lighting fixtures shall be of the "shoebox" variety
which directs light downward. Any parking lot lighting or building lighting
illumination emanating from the Real Estate development shall not exceed
(i) 0.1 footcandle at the north right-of-way line of East 96th Street and at the
eastern boundary of the Real Estate, and (ii) 0.3 foot candles at the western
boundary of the Real Estate.
Section 4.7 Sicns. Signs for a~ssory uses, accessory retail, accessory service
commercial, and accessory supportive services shall be limited to lower level signs.

what is the status of the intersection of 96th Street and College Avenue and the future/possible annexation of this corner.
There are still issues which need to be resolved concerning this intersection and improvements to be made to the
intersections. The Highway Department requests that no permits are issued until the issues with the intersection have
been resolved.

Dear Charles:
My comments for the landscape plan for Parkwood Crossing East are as follows:
1. Species comments: Crabapple (Malus) varieties 'Adams' and ,'Profusion' are no
longer recommended for planting in this area because of disease susceptibility.
Please choose an alternate species from the attached list of recommended species
from the Indiana Urban Forestry Council. Red Maples (Acer rubrum) have severe
species limitations, and are not recommended for planting as street trees and in
parking lot islands due to environmental stress. On the current plan, 61 % of the trees
are Maple species, therefore please select an alternative species to take the place of
Red Maples. A shade tree species should be selected that is not on the plant list
already, and will do well in a parking lot environment.
2. In the middle of the eastern section of parking lot, there is a series of 'islands'
running east-west with a walk/path down the center. The plan shows these islands
planted with ornamental crabapples. These islands should be planted with shade trees
instead, matching a similar walk/path on the western section of the parking lot with at
least two shade trees in each island.
3. There are no planting details on the landscape plans. Planting details (specifications)
must be shown graphically on landscape plans.
4. There are no tree protection methods shown on the plans. Tree preservation features
must be shown graphically on landscape plans. The location of all tree protection
fencing must be shown on the landscape plan. Other methods of tree preservation,
such as root pruning before construction, can be listed as notes or specifications.

Following are CTRWD comments on the agenda items effecting our sanitary sewers or service
area for the December 19 TAC meeting. Please feel free to copy and distribute this email
or attach it to your meeting minutes.
~parkwood Crossing East (College Hills PUD)
The District has been discussing sewer capacity issues on 96th Street with the developer
which is completing a flow study as part of that analysis. We have no comments about the
PUD will need to review construction plans when they become available. Building permits
should NOT be issued unless the District has issued its connection permit. Construction
coordination with the District and the County Health Department will be essential to
address the abandonment or removal of existing wells or remnants of old septic systems on
the site.
Village of West Clay, Apartments (182 Units)
The plans received by the District still need to be reviewed and approved by the
District's engineering consultant before any on site construction can commence. Building
permits should NOT be issued unless the District has issued its connection permit.
Please remind all TAC applicants to provide plans directly to the District at our main
office address at:
10701 N. College Avenue, Suite A, Indianapolis, IN 46280-1098.
If there are questions about the District's requirements, then please refer to our website
for current information on the District's construction specification and permit standards.
