Submittal: Pool Installation
Dear Julie Elsbury:
The Architectural Review Committee has reviewed and APPROVED WITH STIPULATIONS the above listed submittal.
The Architectural Committee has placed stipulations on your approval, they are outlined below:
1. During pool construction /digging, all equipment must be small in nature and stay within the boundaries of lot 216.
2. Proposed side location for pool equipment is approved provided it includes year-round screening (i.e. evergreens) &
equipment noise level does not exceed 69 decibels considering its close proximity to property line & neighboring home.
3. Decorative side of fence panels shall face out toward neighboring lots w/hardware facing subject lot, as applicable.
4. Proposed 6 ft. tall cedar fence panels shall be maintained in a natural or non-garish color.
5. Homeowner must obtain a variance for Carmel to exceed the 50% maximum lot coverage for Bridgemont lots.
6. Homeowner must abide by all state and local codes and obtain all required permits prior to installation .
7. Homeowners must obtain Hamilton Co. approval for landscaping within an easement - see conditions below.
Conditions for Easement Encroachment: Prior to installation, Homeowner must obtain necessary permit/approval
from Hamilton Co. Drainage Board for encroachment into Regulated Drain Easement (RDE), as shown on the
Recorded Plat and/or your Plot Plan. An application for any such encroachment must be submitted to the Hamilton
Co. Surveyor’s Office at One Hamilton County Square, Suite 188, Noblesville, IN 46060 (ph. 317-776-8495). A copy of
the Hamilton Co. Drainage Board approval or
meeting minutes should be provided to ARB for inclusion in your file. Homeowner must also obtain any required
permit/approval from any other entity with jurisdiction, prior to installation.
This approval is subject to all County, City, State and Federal permits, codes, statutes, laws, rules, and regulations, which are
the sole responsibility of the homeowner. This approval shall not be deemed a warranty or representation as to the quality
of the construction, installation, addition, alteration, repair, change or other work.
