Docket No. 163-01 ADLS - Lot 1 of Merchants' Pointe, Forum Credit Union Petitioner seeks Architectural Design, Lighting, Landscaping & Signage for a Financial Institution. The site is located at 2359 East 116th Street. The site is zoned B-8/Business. Filed by James J. Nelson of Nelson & Frankenberger for Forum Credit Union. Please refer to the informational booklet submitted by the applicant for an overview ofthe revised building elevations. Tab one ofthe booklet describes in detail the changes made to address the Committee concerns. Once more, the building elevations illustrate two wall signs in addition to a ground sign identified on the site plan. The site has frontage on two streets, Point Parkway and 116th Street. This provides the site two signs. The center identification sign at the intersection does not count against signage for this site. To that end the BZA has approved variances to date that serve to relieve any and all practical difficulties that may exist for the center (by means of improving way-finding at the intersection of 116th Street and Keystone and the west entrance adjacent to this site). This property does not warrant the use of three signs to identify the tenant. While there is no prohibition from displaying the signs on the plan, the Department wants to make clear that the applicant should not utilize a positive recommendation from the Committee and approval from the Plan Commission to bolster support with the BZA in making a variance request. The Department recommends that the Special Studies Committee forward the ADLS back to the Full Plan Commission with a favorable recommendation after all comments and concerns have been addressed.
