At the meeting held on Monday, March 27, 2023, the Carmel Board of Zoning Appeals Hearing Officer took the
following action regarding the Development Standards Variance (V) requests filed by you for the property located at
1017 W. Main Street (SEC of Old Meridian & Main):
APPROVED with Condition: Icon on M ain Variances - Development Standards Variance approvals for:
PZ-2023-00035 V: Transportation Plan Compliance:
o Off Street Trail location, City and Bicycle and Pedestrian Plan Trail Width – 6’/8’/10’ in lieu of 16’.
o Urban Commercial Sidewalk width – 10’ in lieu of 12’
o Main Street R/W Width – 40’ in lieu of 60’
PZ-2023-00036 V: Maximum 80% lot coverage allowed, 86% granted.
CONDITION: The Petitioner agrees to a minimum O ff Street Trail widths of 8-ft and 10-ft, as discussed with
Planning Staff.
Please be advised that per Article 9.15 of the Unified Development Ordinance, the aforementioned Development
Standards Variance approval is valid for three (3) years. By that time, either continuous construction of the
improvements must be underway, or a written request for a one-time, six-month extension of the approval must have
been received and approval granted by this Department. The expiration date of the approval is March 27, 2026.
Please include a copy of this letter with any permit application.
