PZ-2023-00006 SUA, PZ-2023-00007 V, PZ-2023-00008 V, PZ-2023-00009 V, PZ-2023- 00010 V, and PZ-2023-00013 V: Carmel High School Activity Center and South Support Building. Dear Ms. Sheller: At the meeting held on Monday, March 27, 2023, the Carmel Board of Zoning Appeals took the following actions regarding the Special Use Amendment and Development Standards Variance requests filed by you for the site located at 2450 E. Smoky Row (the CHS Stadium Site): APPROVED with Conditions: CHS Activity Center & South Support Building: Special Use Amendment and Development Standards Variance approvals for: • Docket No. PZ-2023-00006 SUA: Education Special Use expansion granted, • Docket No. PZ-2023-00007 V: Maximum 35% lot coverage allowed, 62% granted, • Docket No. PZ-2023-00008 V: Maximum 35-ft building height for principal building and 18-ft height for accessory buildings allowed, 38’3” and 28’6” granted, • Docket No. PZ-2023-00009 V: Minimum 30-ft building setback from Keystone Pkwy allowed, 19’4” granted, • Docket No. PZ-2023-00010 V: Minimum 30-ft wide greenbelt required along Keystone Pkwy, 19’4” granted, • Docket No. PZ-2023-00013 V: Sign located above parapet on Support Building (not in spandrel panel area) granted, and • CONDITIONS: The Petitioner addresses remaining TAC review comments and will turn off the lighted sign on the north facade of Activity Center Building between 11pm and 6am. Please be advised that per Articles 9.09 and 9.15 of the Unified Development Ordinance, the aforementioned Special Use Amendment and Development Standards Variance approvals are valid for three (3) years. By that time, either continuous construction of the improvements must be underway, or a written request for a one-time, six-month extension of the approval must have been received and approval granted by this Department. The expiration date of the approval is March 27, 2026. (The landscaping installation must be done prior to building certificate of occupancy.)
