The project is consistent with the use of other similar structures and athletic fields already on site.
2. The grant of this variance will not be injurious to the public health, safety, morals and general welfare of the
community because:
The project provides additional amenities and concessions with enhanced space, circulation and accessibility.
The project includes upgrades to sidewalk access to the site, as well as improved on site circulation.
3. The use or value of the area adjacent to the subject property will not be substantially affected in any adverse manner
because:
The structures are consistent with architectural zoning requirements and aesthetic features.
The structures are located at sufficient distances from adjacent properties meeting zoning setbacks.
4. The need for the variance arises from a natural condition peculiar to the subject property because:
The project is consistent with the use of other similar structures and athletic fields already on site.
The structures are in support of existing athletic fields, and need to be adjacent to the fields.
5. The granting of this variance does not substantially interfere with the Carmel Comprehensive Plan because:
The architectural and engineering design follows zoning and drainage requirements.
The project is consistent with the use of other similar structures and athletic fields already on site.

1. The grant of this variance will not be contrary to the public interest, due to the existence of special condition(s)such
that enforcement of the Unified Development Ordinance will result in unnecessary hardship because:
The lot coverage for hard surface already exceeds the maximum coverage. The addition of the proposed
building structures will not be noticed due to landscape provisions along the perimeter of the property.
Modifications to the detention basin to accommodate the increase in hard surface is proposed.
2. The grant of this variance will not be injurious to the public health, safety, morals and general welfare of the
community because:
Modifications to the existing detention basin to accommodate the increase in hard surface and storm water
runoff to a reduced outflow from existing conditions is proposed. The addition of hard surface related to
modifications to access paths and drives to improve safety and acessibility are proposed.
3. The use or value of the area adjacent to the subject property will not be substantially affected in any adverse manner
because:
The increase in hard surface is negligible and located centrally with landscaping buffer zones.
The structures are consistent with architectural zoning requirements and aesthetic features.
4. The need for the variance arises from a natural condition peculiar to the subject property because:
The site boundaries cannot be increased, with parking requirements dictating the current hard surface
percentage.
The structures are in support of existing athletic fields, and need to be adjacent to the fields.
5. The granting of this variance does not substantially interfere with the Carmel Comprehensive Plan because:
The increase in hard surface is negligible and located centrally with landscaping buffer zones.
There will not be an increase in traffic, as the use of these structures are an enhancement.

that enforcement of the Unified Development Ordinance will result in unnecessary hardship because:
The building heights are consistent with the use of other similar structures associated with the adjacent
stadium bleachers on site.
The buildings are located centrally and in proportion to the existing stadium bleachers.
2. The grant of this variance will not be injurious to the public health, safety, morals and general welfare of the
community because:
The locations of the buildings are centrally located with sufficient distances from public access paths.
The buildings have been designed (architectural and engineering)appropriately for the proposed heights.
3. The use or value of the area adjacent to the subject property will not be substantially affected in any adverse manner
because:
The structures are consistent with architectural zoning requirements and aesthetic features.
The building heights are consistent with the other similar structures associated with the adjacent stadium
bleachers on site and in proportion to the existing stadium bleachers. .
4. The need for the variance arises from a natural condition peculiar to the subject property because:
The height of the Activity Center is dictated by the use as an indoor football facility.
5. The granting of this variance does not substantially interfere with the Carmel Comprehensive Plan because:
The building heights are consistent with the other similar structures associated with the adjacent stadium
bleachers on site and in proportion to the existing stadium bleachers. .

community because:

The structures are consistent with architectural zoning requirements with respect to aesthetic features.
3. The use or value of the area adjacent to the subject property will not be substantially affected in any adverse manner
because:

Adjacent properties are not affected.
4. The need for the variance arises from a natural condition peculiar to the subject property because:
The building location was necessitated to minimize the disturbance to existing on-site athletic fields and
infrastructure. Due to limited space on the site, the proposed setback is proposed.
The setback to Keystone is to an elevated road/highway, thus not impacting visibility from the highway.
5. The granting of this variance does not substantially interfere with the Carmel Comprehensive Plan because:
The structures are consistent with architectural design requirements and aesthetic features.

The logo/sign is a familiar symbol associated and accepted by the high school.
The design and installation will be sufficient to withstand code requirements.
3. The use or value of the area adjacent to the subject property will not be substantially affected in any adverse manner
because:
The logo/sign is a familiar symbol associated and accepted by the high school.
The design of the logo/sign and the building will be consistent with the aesthetics of the community.
4. The need for the variance arises from a natural condition peculiar to the subject property because:
The proposed logo/sign is intended to be proportional in size to the existing bleachers and new building structures.
