Also requested is a Developmental Standards Variance.permitting an increase in the size of the project identification sign from ten (10) square feet to thirty (30) square feet. We reside in the Delaware Commons community located behind the newly built medical office building on Hazel Dell Parkway. When we purchased our home, we were assured by the Pulte representative the medical office building behind us was not going to be a distraction to the "park-like" setting of our property. We were told the City of Carmel was very involved in planning for structures in residential neighborhoods. The Pulte representative assured us there 1 __n_______________l_ was a generous landscapinC I Jckage to shield the building from sight an' je lighting of the medical offices was to be a low voltage, downw~aimed type of fixture that would cast little 1M light onto the commons area (our backyard). This was reconfirmed by neighbors who sat in/reviewed the public works contracts. The reason for my inquiry, last night was the first night the lights were turned on since we moved in. I was shocked to see how brightly lit is the building and rear area. The lights were so bright, I could easily move around my home without any additional lighting. The shadows of the trees in the commons area, an area "downhill" from the parking lot, were at least ten feet long if not longer. Trees located directly behind our home had shadows of at least three to four feet. These are shadows cast by light fixtures over 100 yards away. Our home is three houses down from the corner of the residential area. If the lights are this bright at our home, which is elevated from the medical offices, what will it be like for the new residents directly adjacent and level with the medical office? These residents were also assured that the lighting would not be harsh. I realize this may be premature, the developers may adjust the lamps or build shields in the near future. However, I am a concerned resident and wanted you to be aware of the potential of several neighbors complaining about this facility before it actually opens. Thank you, Therese F. JAN l,U17If:"!J) 2001 Docs Dear Laurence: I will be coming back early from a meeting at Brown County State Park on the 17th. I do not think I will make it to the TAC meeting before 11AM. Therefore I wanted to provide you with my questions on the various projects. Hazel Dell Corner Lot 5 I saw no problems with this project. It looks like they will use an entrance from Hazel Dell Parkway of lot 6, and any path issues are by others. I would only make sure that they agree to restore the path should they cause damage. Merchants' Pointe Lot 5,6,7. No problems with these projects, but just make sure that the path will be 10' wide and asphalt. Woodland Shoppes Telecommunications Facility I did not received any plans on this project and therefore would like to get a copy of the plans. Concerns would be a path if their property borders 116th, along 116th Street. Otherwise I see no problems with it effecting a Parks property. Carmel United Methodist Church-No problems with this project unless they need to address sidewalk or a path along 126th Street. John M.
