Morgan and J.C. Hart are proposing to co-develop a 42.94 acre site located in the northwest quadrant of 96th Street and Gray Road. It will be a mixed use development comprising a multi-family community to the north and an office park to the south. c.P. Morgan and J.c. Hart recently presented their application to rezone the real estate from its S 1 classification to an R5 classification. With the support ofthe nearby Williamson Run residential community, and also with the unanimous recommendation ofthe Plan Commission and its Special Studies Committee, the City Council unanimously approved the request to reclassify the real estate to the R5 Residential District. The real estate, therefore, is now zoned R5. ~ ~ o o o [J o Office use is a permitted special use within the R5 classification. As such, the applicants are requesting approval by the Board of Zoning Appeals of a special use to permit office use within the R5 classification. In this regard, all ofthe plans and drawings submitted to the Plan Commission and the City Council, in connection with the approval of the rezone, are also included in this informational brochure. They fully detail the project. In addition to requiring special use approval, these plans also necessitate certain developmental standards variances, including a variance from the requirement that lots have frontage on a public way, and a variance pertaining to side yard requirements to the north, where the real estate abuts mining operations. Survey il \.J n U [J o 1] Q o o o o o o o o o~! o o o NORHT HAVEN INTRODUCTION C P Morgan and J C Hart are proposing to co-develop a 42.94 acre site, located at 9900 G.ray Road in Carmel, Indiana. It will be a mixed use development with approximately 13.6 acres of. apartments to the north and 8.5 acres of office development to the south. The balance of the real estate to the west will remain woods and lake. The architecture of both area will be consistent. The primary materials will be brick with stone accents for offices and brick with, wood and vinyl siding accents for the apartments. Color is provided primarily by the brick with white accents for the trim work. The apartments buildings are 3 stories in height. Office building "An will also be 3 stories, a portion of which will be below grade. The remaining office building will be constructed in the future. Although they will have the same architecture, the footprint and height will be determined in the future. Lighting for the site will be similar to that provided along Carmel streetscapes. Pole mounted "acorn" type fixtures will used throughout the development. Signage will be provided by ground signs as detailed on the plans. Portions of the existing treeline to the south, as well as existing woods to the west, will be preserved. Per the request of the residents of the Williamson Run community to the west, special efforts are included to screen the west property line.
