Re: BZA Docket Nos. PZ-2023-00054 V; PZ-2023-00055 V: Goyal Residence Variances.
Dear Mr. & Mrs. Goyal:
At the meeting held on Monday, March 27, 2023, the Carmel Board of Zoning Appeals Hearing Officer took the
following action regarding the Development Standards Variance (V) requests filed by you for the property located at
10520 Woodhall Lane:
APPROVED with Condition: Goyal Residence Variances - Development Standards Variance approvals for:
• PZ-2023-00054 V: Minimum 30’ front yard building setback allowed, 25’ granted,
• PZ-2023-00055 V: Minimum pool & decking setback must be 3-ft from easement; 10-ft encroachment
granted into Tree Preservation Easement (TPE) with the following Condition,
• CONDITION: Of only allowing a 500 sq. ft. encroachment in the TPE, plus 20 feet on each side of this
encroachment area (400 sq. ft. total), totaling 900 sq. ft. of encroachment into the TPE.
Please be advised that per Article 9.15 of the Unified Development Ordinance, the aforementioned Development
Standards Variance approval is valid for three (3) years. By that time, either continuous construction of the
improvements must be underway, or a written request for a one-time, six-month extension of the approval must have
been received and approval granted by this Department. The expiration date of the approval is March 27, 2026.
Please include a copy of this letter with any permit application.
