REQUEST FOR CHANGE OF ZONING Supplemental Materials for Subdivision Committee-September 5, 2006 'I "CHERRY TREE GROVE" STATEMENT OF PURPOSE r RDJ Land Development, LLC submits this request for a change in zoning in order to develop the subject 20.44 +/- acres into a high-end single-family subdivision to be known as Cherry Tree Grove. As proposed, Cherry Tree Grove will consist of 34 home sites. Home sites within the neighborhood will be comparable to or larger than those of other nearby developments. The prices of homes in Cherry Tree Grove are expected to be in the $350,000 to $700,000 range. RDJ Custom Homes is the planned builder of the homes. At its August 15th meeting, the Plan Commission requested the following additional materials for discussion at the September 5th Subdivision Committee meeting: 1. A detailed layout of the likely development plan for Lot 34; 2. An easy-to-see aerial photograph that would allow the committee to see where trees are located on the site today; 3. A comparison between the proposed architectural standards for Cherry Tree Grove and the City's draft architectural standards; and 4. Full-size plat drawings for easy review of the proposal. These materials are included in this information packet. If approved, RDJ anticipates beginning development work yet this year. Thank you for your consideration. ~ .r----.
