Karmel Property LLC owner of the property at 11299 Illinois St, is requesting a variance of allowable sign area. This property has been the Global Corporate Headquarters for KAR Global. The property sits at the Northeast corner of 111„1i and Illinois St. Statement of Variance Request UDO Section 5.39(I)(3)(d) allows for maximum sign area of 45 sq. ft. We request a variance of development standards to allow for 75 sq. ft. Statement of Support. This is a unique situation for several reasons. The concrete monument actually serves as a guardrail and retaining wall for a water retention area on the property. This structure was allowed to be used as sign in 2019 by 19050009-10 V. At that time, the UDO allowed for 75 sq feet of sign area. The UDO has since lowered the area to 45 sq ft. 75 sq ft. of area is needed to allow for name changes and or additional of business names to the sign. This structure was allowed to be used as sign in 2019 by 19050009-10 V. At that time, the UDO allowed for 75 sq feet of sign area. The UDO has since lowered the area from 75 to 45 sq ft. Existing KAR lettering is 75 sq ft. KAR is significantly reducing their sign area to allow for CNO.  75 sq ft. of area is needed to allow for name changes and or additional of business names to the sign. The approval of this variance will not be injurious to the public health, safety, morals and general welfare of the community because: This request is for sign area increase to 75 sq. ft. the sign mounts on an existing retaining wall that does not interfere with traffic flow and visibility. 2. The use and value of the area adjacent to the property included in the variance will not be affected in a substantially adverse manner because: The sign currently utilizes 75 sq ft sign area. The UDO changed since the original permit and the owner wants needs to maintain the same sign area for future tenant(s) and or name changes. The surrounding area is commercial, and these properties utilize similar sized ground signs, such at Zotec Partners. 3. The strict application of the terms of the Unified Development to the property will result in practical difficulties in the use of the property because: This is a very large commercial building that houses a large company. This company is accustomed to a 75 sq ft. sign. A name change and or adding tenants to the sign would result in sign lettering that is smaller than the original size permitted. It would be unreadable and aesthetically unappealing on the existing large retaining wall.
