The applicant seeks the following development standards variance approval: 4. Docket No. PZ-2023-00059 V UDO Section 5.02(B)(3) – Maximum 24’x30’ detached garage allowed; 30’x 60’ requested. (And, the combined square footage of the ground floor area of garages and/or accessory buildings shall not exceed 75% of the ground floor area of the principal building, 169% requested.) The 1.77-acre site is located at 13835 Towne Rd. It is 13835 Towne Rd zoned S1/Residence. Filed by Nancy Rasmussen, owner. General Info: • The Petitioner proposes to build a detached accessory building at the northeast corner of the site. • A variance is requested for exceeding the allowed maximum ground floor area. • Single family homes surround the subject site, as well as an electric company transformer station. • The site is not located in any residential subdivision. • Please see the Petitioner’s info packet for more detail on the variance request. Variance Requested: Garage Size - • A maximum 24’ x 30’ detached accessory building is allowed, and 30’ x 60’ is requested. • A maximum of 720 sq. ft. is allowed, and 1,800 sq. ft. is requested. This is a variance of 1,080 sq. ft., or a 150% increase. • The zoning ordinance also states that a detached garage, which is the only Accessory Building on the lot, may equal the maximum dimensions of 24’ by 30’ provided that the Ground Floor Area of the garage is less than or equal to the Ground Floor Area of the Principal Building. • The ground floor area of the house is around 1,402 sq. ft., and a 572 sq. ft. attached garage currently exists. Remaining Review Comments: • The Petitioner addressed all planning/zoning review comments. Final Comments: • The proposed detached garage will be located at the northeast corner of the site, close to the transformer station, away from the residential neighbors. • The existing driveway will be extended to the rear of the parcel. • It will be located approximately 335 feet from Towne Road. (For reference, a football field is 360 feet long.) • The siding will be cement fiber board lap siding, and the roof will be asphalt shingles. • The height to the roof peak will be a little less than 17’4”. • The Planning Dept. supports the variance request. Findings of Fact: • Please refer to the Petitioner’s Findings of Facts included in their BZA Info Packet. Recommendation: • The Dept. of Community Services (DOCS) recommends positive consideration of this variance request, and with adoption of the Findings of Fact submitted by the Petitioner.
