Parkwood Crossing East - Cingular Wireless The applicant seeks the following development standards variance approval: Docket No. 06080015 V PUD: Z-362-0l, Sec 4.7.A.2 sign size The site is located at 900 E 96th St and is zoned PUD/Planned Unit Development. Filed by Blaine Paul for Duke Realty Limited Partnership. Analysis: The proposed sign will be 92.7 sq ft in area, which is 2.7 square feet larger than what is required (90 sq ft). The sign will be placed on the eastern elevation ofthe building, which will face westbound traffic on 1-465. General Info: Parkwood Crossing East's signage is regulated by its Planned Unit Development, 2-362-01. The variance request is for the sign size requirements. Findings of Fact: sign size 1.) The approval of this variance will not be injurious to the public health, safety, morals, and general welfare of the community because: the sign design & size will fit into the architectural elements of the building, also aiding in visibility to drivers from 1-465, westbound. The variance request is for 2.7 square feet of area. 2.) The use and value of the area adjacent to the property included in the variance will not be affected in a substantially adverse manner because: the sign design & size will fit into the architectural elements of the building, also aiding in visibility to drivers from 1-465, westbound. The variance request is for 2.7 square feet of area. 3.) The strict application of the terms of the Zoning Ordinance to the property will result in practical difficulties in the use of the property because: patrons of the business may have a harder time adequately identifying the business location. Recommendation: The Dept. of Community Services recommends positive consideration of Docket No. 06080015 V.
