The approval of this variance will not be injurious to the public health, safety, morals and general welfare of the community because: With the exceptions of the "Deliveries Only" sign, none of the signs requested will be visible to anyone not already on the hospitals property.The "Deliveries Only" Sign is a common traffic type sign that will simply keep patients from entering the hospital back entrance,which is intended for deliveries only 2. The use and value of the area adjacent to the property included in the variance will not be affected in a substantially adverse manner because: All signs requested have been designed in cooperation with the city's planning staff and with the exception of the "Deliveries Only" sign will not be visible to the general public. 3. The strict application of the terms of the Unified Development to the property will result in practical difficulties in the use of the property because: Patients are often delayed in obtaining hospital services due to using the wrong entrance to the property or going to the wrong entrance.Additional signage is necessary to effectively direct patients to the appropriate entrances.
