EXPLAINATION OF REQUEST
Stein Development Group ("Stein") is the owner of two (2) parcels of real estate that
consist of approximately 2.84 acres and are generally located south of and adjacent to 126th
Street across the street from Clay Junior High School. The parcels are zoned S 1 and S2 - Single
Family Residential.
Stein has filed an application seeking primary plat approval to develop a four (4) lot
subdivision to be known as Clay Estates. A home currently exits on one (1) of the lots to be
platted and this home will remain. Stein proposes to develop and construct custom homes on the
remaining three (3) lots. The anticipated approximate price range for the three (3) custom homes
to be constructed is between $500,000 to $800,000.
In coqjunction with the primary plat application, Stein has also filed Subdivision Waiver
applications to: (i) permit a private driveway to serve three (3) custom home lots, but the private
driveway will not be ,ated; (ii) waive the requirement of acceleration, deceleration and passing
lanes adjacent to 126 Street; (iii) waive the requirement of internal sidewalks for the three (3)
custom home lots; and, (iv) waive the requirement of a perimeter asghalt path along 126th Street
because there currently exists a sidewalk on the south side of 126 Street from Gray Road to
Hazel Dell Road.
Stein is not seeking any variances from the Board of Zoning Appeals in conjunction with
the above described applications. We look to presenting this matter to the Plan Commission at
its September 19th hearing.
