Project Land Summary and Project Parking Summary lu D o D o o D o D D D D D D D D D D D EXPLANATION Centex Homes ("Centex") is the contract purchaser of approximately 27.43 acres located near the southwest comer of the intersection of 13l8t Street and Old Meridian Street. The 27.43 acres are outlined on the aerial photograph enclosed under Tab 2. The real estate is currently zoned Mixed Use, Special Use and Single Family Attached, and is subject to the Old Meridian Overlay Zone. Centex desires to develop the real estate for a mix of uses, including residential townhomes, a special use building, and mixed use office/retail buildings with residential units above the first floor office/retail. Centex is seeking approval for its development plan and architectural design, landscaping, lighting and signage in connection with the real estate, both of which comply with the underlying zoning and do not require a rezone. Centex's development plan would permit a total of 258 residential units, summarized as follows: (i) 178 residential townhome units; and, (ii) 80 condominium residential flats over office/retail. A recreation center consisting of approximately 7,800 square feet will also be located in the townhome portion of the site. Included within this informational brochure is the ADLS Plan and Development Plan, which includes (i) ~e site plan allocating the real estate into buildings, internal streets and grounds, (ii) the development plan which provides greater engineering detail, and (iii) the landscape plan and photometric chart, which illustrate the landscaping and extemallighting distribution for the real estate and, entryway signage, respectively. Also included within the brochure are proposed building elevations for the townhome portion of the site and a conceptual perspective rendering of how the mixed use buildings and townhome buildings will appear from Old Meridian Street. Centex's proposal for the site provides a mixture of office/retail and residential uses which further the objectives of Carmel's Urban Design Initiative for the Old Meridian corridor and the intent and requirements of the Old Meridian Overlay Zone. In addition, Centex's plan provides a seamless transition between the office/retail areas planned for the Old Meridian corridor and residential uses further to the west. Finally, the waiver request pertains to increasing the building footprints for the mixed use buildings by up to thirty-five percent (35%), as is permitted by the Zoning Ordinance, in order to accommodate covered parking for the mixed use buildings. The office/retail portion of the site will consist of approximately 39,000 square feet of office/retail uses and a special use building that will consist of approximately 6,000 square feet. While the office/retail buildings, special use building and recreation center are part of this Development Plan application, they are not a part of this ADLS application, but will require ADLS review and approval at a later date.
