THIS PROJECT CONSISTS OF A NEW, EXTERIOR CANOPY.
GENERAL
1. IT IS THE BUILDING OWNERS AND OR TENANTS RESPONSIBI LITY TO REVIEW AND CHECK THE CONSTRUCTION DOCUMENTS PRIOR TO
CONSTRUCTION AND VERIFY LOCATIONS, SIZES, QUANTITIES AND SPECIFIC MATERIALS USED IN CONJUNCTION WITH THE BUILDING OWNERS
SPECIAL EQUIPMENT LAYOUT, USE OR FUNCTION.
2. THESE CONTRACT DOCUMENTS DO NOT ATTEMPT TO INSTRUCT THE CONTRACTOR IN THE SPECIFIC DETAILS OF THEIR TRADE.
3. WORK SHALL BE IN ACCORDANCE WITH THE QUALITY STANDARDS OF THE TRADE AND SHALL BE INSTALLED IN COMPLIANCE, AS A MINIMUM
STANDARD, TO APPLICABLE LOCAL, STATE, FEDERAL CODES AND MANUFACTURER'S RECOMMENDATIONS.
4. WORK SHALL BE WARRANTED SATISFACTORY, IN MATERIALS AND WORKMANSHIP IN ACCORDANCE WITH THE CONTRACT DOCUMENTS.
5. THE DRAWINGS INDICATE THE GENERAL SCOPE OF THE PROJECT IN TERMS OF ARCHITECTURAL DESIGN CONCEPT, DIMENSIONS OF THE
BUILDING AND MAJOR ARCHITECTURAL ELEMENTS. AS SCOPE DOCUMENTS, THE DRAWINGS DO NOT INDICATE OR DESCRIBE THE WORK
REQUIRED FOR FULL PERFORMANCE AND COMPLETION OF THE REQUIREMENTS OF THE CONTRACT DOCUMENTS. ON THE BASIS OF THE
GENERAL SCOPE INDICATED OR DESCRIBED, THE CONTRACTOR SHALL FURNISH THE ITEMS REQUIRED FOR THE PROPER EXECUTION AND
COMPLETION OF THE WORK.
6. COMMENCING WORK BY A CONTRACTOR CONSTITUTES ACCEPTANCE OF THE CONDITIONS AND SURFACES CONCERNED. IF SU CH
CONDITIONS OR SURFACES ARE UNACCEPTABLE, THE OWNER AND ARCHITECT SHALL BE NOTIFIED IMMEDIATELY AND WORK SHOULD CEASE
UNTIL THE UNACCEPTABLE CONDITIONS CAN BE REMEDIED.
7. ITEMS NOTED "N.I.C." (NOT IN CONTRACT), "BY OWNER" OR "EXISTING" SHALL NOT BE INCLUDED IN THE CONTRACT. PROVISIONS SHALL BE M ADE
BY THE RESPECTIVE TRADES TO ALLOW FOR THE INSTALLATION OR PRESERVATION OF THE ITEMS NOTED. FINISHES OF FLOORS, BASES. WAINSCOT,
WALLS AND CEILINGS BEHIND, UNDER AND OR OVER THESE ITEMS SHALL BE INCLUDED IN THE GENERAL CONTRACT UNLESS OTHERWISE
INDICATED.
8. THE COORDINATION OF THE MATERIALS, LABOR AND WORKMANSHIP IS THE SOLE RESPONSIBILITY OF THE CONTRACTOR -TO INCLUDE ITEMS
FURNISHED BY TENANT FOR CONTRACTOR INSTALLATION.
9. DIMENSIONS ARE TAKEN FROM THE FACE OF MASONRY WALLS, COLUMN CENTER LINES, FINISH FACE OF EXISTING WALLS AND/OR STUD FACE
OF NEW WALLS UNLESS OTHERWISE INDICATED.
10. DO NOT SCALE DRAWINGS. REFER TO DIMENSIONS ILLUSTRATED ON DRAWINGS. NOTIFY THE ARCHITECT OF DISCREPANCIES OR FOR
CLARIFICATION.
11. THE CONTRACTOR SHALL ORDER AND SCHEDULE DELIVERY OF MATERIALS AND AMPLE TIME TO AVOID DELAYS IN CONSTRUCTION. THE
CONTRACTOR SHALL NOTIFY THE OWNER AND ARCHITECT WITHIN (7) DAYS OF CONTRACT AWARD IF ANY ITEM IS FOUND TO BE UNAVAILABLE
OR HAVE A LONG LEAD TIME THAT IS NOT COMPLIANT WITH THE CONSTRUCTION SCHEDULE.
12. THE CONTRACTOR SHALL PROVIDE SUBCONTRACTOR WITH COM PLETE ARCHITECTURE AND ENGINEERING DRAWINGS. THE CONTRACTOR
SHALL NOTIFY ARCHITECT OR ENGINEER IN WRITING, OF ANY CONFLICTS OR DISCREPANCIES PRIOR TO BID DATE FOR RESOLUTION.
13. THE CONTRACTOR SHALL PROVIDE AND EXECUTE A WASTE MANAGEMENT PLAN IN COMPLIANCE WITH CURRENT LOCAL JURI SDICTION
REGULATIONS. AT A MINIMUM, THE CONTRACTOR SHALL REU SE OR RECYCLE AT LEAST 50% OF DEMOLITION AND CONSTRUCTION DEBRIS
GENERATED AS PART OF COMPLETING THE SCOPE OF WORK. PURSUIT OF ALTERNATE COMPLIANCE PATHS OR EXEMPTIONS SHALL BE REVIEWED
WITH THE ARCHITECT PRIOR TO COMMENCING WORK ON SITE. DOCUMENTATION OF RECYCLING REUSE AND LANDFILL QUANTITIES (BY
WEIGHT) SHALL BE PROVIDED TO THE ARCHITECT AT REGULAR INTERVALS THROUGHOUT THE PROJECT, AND TO THE LOCAL JURISDICTION AS
REQUIRED BY REGULATIONS. PROJECTS PURSUING LEED OR OTHER GREEN BUILDING CERTIFICATION HAVE ADDITIONAL REQUIREMENTS THAT
MAY SUPPLEMENT THE MINIMUM REQUIREMENTS LISTED HERE.
14. THE CONTRACTOR SHALL EXAMINE AND BECOME FAMILIAR WI TH ALL CONTRACT DOCUMENTS IN THEIR ENTIRETY. SURVEY THE PROJECT AND
BECOME FAMILIAR WITH THE EXISTING CONDITIONS IN SCOPE OF WORK. ALL COSTS SUBMITTED SHALL BE BASED ON THOROUGH KNOWLEDGE
OF ALL WORK AND MATERIALS REQUIRED. ANY DISCREPANCY AND OR UNCERTAINTY AS TO WHAT MATERIAL OR PRODUCT IS TO BE USED
SHOULD BE VERIFIED WITH THE ARCHITECT, IN WRITING.
15. CONSTRUCTION SHALL COMPLY WITH APPLICABLE FEDERAL, LOCAL, AND STATE CODES AND ASSOCIATED AMENDMENTS.
16. THE CONTRACTOR SHALL BE SOLELY RESPONSIBLE FOR CONSTRUCTION MEANS, METHODS, TECHNIQUES, SEQUENCES, AND PROCEDURES
REQUIRED FOR SAFE EXECUTION AND COMPLETION OF WORK AND FOR INITIATING, MAINTAINING, AND SUPERVISING ALL SAFETY
PRECAUTIONS IN PROGRAMS IN CONNECTION WITH WORK.
17. ERRORS, OMISSIONS, OR INCONSISTENCIES ON THESE DRAWINGS OR VARIATIONS OR AMBIGUITIES BETWEEN THESE DRAWINGS AND ACTUAL
SITE AND CONSTRUCTION CONDITIONS IN OUR REQUIREMENTS SHALL BE BROUGHT TO THE ATTENTION OF THE ARCHITECT IN WRITING,
IMMEDIATELY.
18. IN THE EVENT A DISCREPANCY IS FOUND IN THE CONTRACT DOCUMENTS, THE ARCHITECT SHALL BE NOTIFIED IN WRITING IMMEDIATELY.
19. CONTRACTOR SHALL VERIFY DIMENSIONS IN THE FIELD AND NOTIFY THE ARCHITECT IN WRITING OF ANY DISCREPANCI ES PRIOR TO
CONSTRUCTION.
20. CONTRACTOR SHALL VERIFY MEASUREMENTS AT SITE AND BE RESPONSIBLE FOR ACCURACY AND CORRECTNESS OF SAME.
21. CONTRACTOR SHALL COORDINATE HIS WORK WITH E TRADES. NOTIFY ARCHITECT OF ANY DISCREPANCIES PRIOR TO THE START OF
CONSTRUCTION.
22. STORE MATERIALS IN CONDITIONS DESIGNATED BY MANUFACTURER SPECIFICATIONS.
23. REMOVE RUBBISH FROM PREMISES DAILY OR MORE FREQUENTLY AS DIRECTED.
24. WORK AND EQUIPMENT SHALL BE CLEANED TO THE SATISFACTION OF THE OWNER BEFORE TURNING SAME OVER TO THE OWNER.
25. THE CONTRACTOR SHALL VERIFY THE SIZE, LOCATION, OPENINGS, AND CHARACTERISTICS OF THE WORK AND EQUIPMENT FURNISHED BY THE
OWNER OR OTHERS WITH THE MANUFACTURER OR SUPPLIER BEFORE STARTING ANY CONSTRUCTION RELATED TO SIDE WORK AND/OR
EQUIPMENT.
26. MATERIALS SHALL BE NEW AND SHALL BE INSTALLED IN STRICT CONFORMANCE WITH MANUFACTURERS INSTRUCTIONS AND/OR
RECOMMENDATIONS UNLESS INDICATED OTHERWISE IN THE DRAWINGS AND SPECIFICATIONS.
27. BRACE WALLS BETWEEN WORKDAYS AS NECESSARY TO GUARANTEE STABILITY.

BUILDING RULES
1. THE CONTRACTOR SHALL BE RESPONSIBLE FOR OBTAINING A CURRENT COPY OF THE BUILDING RULES AND REGULATIONS FROM THE BUILDING
OWNER OR PROPERTY MANAGER. COMPLIANCE WITH THE BUILDING RULES AND REGULATIONS SHALL BE MAINTAINED THROUGHOUT THE
DURATION OF THIS PROJECT.
2. THE CONTRACTOR SHALL COORDINATE WITH THE BUILDING OWNER FOR ACCESS TO THE SPACE FOR ONGOING CONSTRUCTI ON WORK.
DISRUPTIVE OR POTENTIALLY HAZARDOUS CONSTRUCTION ACTIVITIES SHALL BE COORDINATED TO OCCUR AFTER NORMAL BUSINESS HOURS TO
MINIMIZE THE DISTURBANCE TO BUILDING OCCUPANTS AND END USERS. THE CONTRACTOR SHALL REVIEW PROJECT PHASING AND DETAILED
CONSTRUCTION SCHEDULE PLANS WITH BUILDING OWNER AND ARCHITECT PRIOR TO BID AND START OF CONSTRUCTION.
3. THE CONTRACTOR SHALL COORDINATE WITH THE BUILDING OWNER AND OR PROPERTY MANAGER FOR DELIVERY TO THE SPACE OF BUILDING
MATERIALS. THE CONTRACTOR SHALL COORDINATE SUCH DELIVERIES IN A MANNER WHICH POSE NO HAZARD TO ANY PERSONNEL WITHIN OR
AROUND THE BUILDING AND CONSTRUCTION SITE.
4. TRANSPORT TRASH, RUBBISH AND DEBRIS FROM THE SITE AND LEGALLY DISPOSE OF SAME. THE MANNER OF REMOVAL M UST BE CONFIRMED
WITH THE BUILDING OWNER AND AS ALLOWED BY CITY AND STATE REGULATIONS.
5. REFERENCE BUILDING SCHEDULE FOR USAGE AS PART OF THESE CONTRACT DOCUMENTS.
