Notice is hereby given that the Carmel Board of Zoning Appeals will meet on the 28th
day of August, 2006 at 6:00 p.m. in the Common Council Chambers, One Civic Square, Carmel,
Indiana 46032 and hold a Public Hearing upon Development Standards Variance applications to
vary (i) Chapter 27.08 to allow a reduced number of parking spaces; (ii) Chapter 25.07.02-8(b) to
allow one additional Identification Sign; (iii) Chapter 25.07.02-8(c) to allow both wall signs and
the ground sign to exceed the maximum permitted size; (iv) Chapter 25.07.02-8(d) to allow the
ground sign to exceed the maximum permitted height; and, (v) Chapter 25.07.02-8(b) to allow
the two wall signs to be located on the north and south facades rather than the permitted east and
west facades.
The property is located at 11911 N. Meridian Street.
The real estate affected by the applications is described as follows:
Legal Description
Part of the Northwest Quarter of Section 35, Township 18 North, Range 3 East in Hamilton
County, Indiana, described as follows:
Commencing at a railroad spike marking the southeast corner of the said Northwest Quarter
Section; thence South 88 degrees 47 minutes 09 seconds West (assumed bearing) along the
South line of said Northwest Quarter Section a distance of 61.01 feet to the Point of Beginning;
thence continuing South 88 degrees 47 minutes 09 seconds West along said South line a distance
of 525.59 feet to the east limited access right-of-way line of the U.S. 31 as shown on the D.O.T.
Plans, Project ST F-222(9), Sheets 16-17, dated 1973; thence North 00 degrees 04 minutes 52
seconds West along said east limited access right-of-way line a distance of 660.00 feet; thence
North 88 degrees 47 minutes 09 seconds East parallel with said South line a distance of 525.08
feet to the west right-of-way line of Pennsylvania Street as described in a deed recorded as
Instrument #200300029021 in the Office of the Recorder of Hamilton County, Indiana; thence
South 00 degrees 07 minutes 31 seconds East along said west right-of-way line a distance of
