Petitioner seeks favorable recommendation of a rezone from the B-3 (Business) and R-l
(Residence) districts to a PUD/planned unit development district on 56.79 acres. The site
is located at the southwest comer of US Highway 31 and East 146th Street.

Please refer back to the informational packets provided by the applicant prior to this meeting for
details of the project. We will ask the applicant make a full presentation to the Plan Commission
on Tuesday evening reviewing the plan concept and the PUD Ordinance language. Several major
revisions have been made to the Ordinance since it was first introduced to the Plan Commission
at the December 2001 meeting. Changes include language that will accommodate necessary
right-of-way, road improvements, and ''Main Street" style of design now proposed.
The Subdivision Committee will be meeting on Monday evening, May 20, to finalize their
review of the PUD language and forward a recommendation to the Plan Commission. Tuesday,
prior to the meeting, if a recommendation is forwarded, the Department will review the final
Ordinance and prepare a report of the meeting that evening.
The Department will make a recommendation to the Plan Commission on Tuesday evening.
