On April 23rd, 2001, Glendale Partners will present Applications for a Developmental Standards
Variances to the Board of Zoning Appeals for the following items:
Docket V-25-01: Requesting that the foundation plantings on the west side of the building
be 4 feet wide.
Docket V-26-01: Requesting that a 10 square foot illuminated preview board be allowed in
the drive thru area.
Docket V-27-0l: Requesting that a 7-foot tall ground sign labeled "Wendy's" be permitted
at the entrance drive along US 421.

Docket V-28-01: Requesting that a 42 square foot drive thru menu board be permitted on
the east side of the building.

plantina width. 1 entire row of parkina would need to be removed. If the buildina were moved to the east to obtain
the reauired width. the drive thru area would have to be reduced. So. to obtain the 10' wide foundation plantina
area on the west side of the buildina. either the parkina would be sianificantlv reduced. orthe drive thru area would
become unreasonablv difficult for customers to neaotiate. Either scenario would inhibit the petitioner's abilitv to
adequatelv serve the community.

1. The approval of this variance will not be injurious to the public health, safety, morals and general welfare of the
community because:
The reduction in foundation oJantinas is not a oublic health and safety issue.
2. The use and value of the area adjacent to the property included in the variance will not be affected in a
substantially adverse manner because:
The adiacent orooerties are commercial in nature as well and will not be neaativelv imoacted bv the reduction in

The strict application of the terms of the Zoning Ordinance to the property will result in practical difficulties in the

1. The approval of this variance will not be injurious to the public health, safety, morals and general welfare of the
community because:
The proposed sionaae will help provide information to the public about the development. The variance will not
have a neaative impact on the public in anv wav.
2. The use and value of the area adjacent to the property included in the variance will not be affected in a
substantially adverse manner because:
The adiacent properties are zoned for B-3 development. The illuminated preview board would in no way decrease
the value or limit the function of the adiacent properties.

The strict application of the terms of the Zoning Ordinance to the property will result in practical difficulties in the
use of the property because:

This board will facilitate the efficiencv with which this petitioner provides service to the drive thru customer. The
absence of the illuminated preview board would inhibit the abilitv of this development to notifv the public of special
promotional offers. and result in a less efficient operation of the drive thru.
