FINDINGS OF FACT. SPECIAL USE

1. The Special Use in Flood Plain District, Ordinance Z-160, Section 21.6 as amended (does) (does not) apply and
all prerequisites have been met by Petitioner as verified by:

2. The Special Use will be consistent with the Character and Permitted Land Use of the zoning district and
Carmel/Clay Comprehensive Plan because:
This use is only an extension of what has already been permitted.
It is consisten~ with other office/warehouse use in area.
3. The Special Use is physically suitable for the land in question because:

4. The Special Use will not injuriously or adversely affect the adjacent land or property values because:

DESIGNPLAN
STATEMENT OF SPECIAL USE
Designplan, Inc. is an office interior architectural firm
headquartered in Marion County. Designplan desires to move its
corporate headquarters to Hamilton County, by expanding an
existing office building located in Bauer Commercial Park, in the
building now owned by Mid-America Equipment located at 9800
Association Court.
The Special Use Application is to increase the existing office
space to approximately 7,000 square feet and approximately 8,000
square feet of warehouse space in order to accommodate the
corporate offices. The building addition will be compatible with
the current building and consistent with the neighborhood.
Additional parking to comply with requirements will be added,
along with increased landscape buffering.
The present zoning is B-3 (Special Use).
